The Magna Tower (formerly Iduna high-rise , GFKL high-rise or City Tower ) in Essen 's Westviertel district near the city center is an office high-rise built in 1963 and renovated in 2016/17.

architecture

The building was constructed from 1961 to 1963 in the west of Limbecker Platz according to a design by the architect Friedrich Wilhelm Kraemer . With 15 floors, it reaches a height of around 57 meters and has a glass curtain wall in front of a steel and concrete skeleton. The son of the architect Kaspar Kraemer , the former president of the Association of German Architects , describes the house as follows:

"It is an icon of the young Federal Republic, in its slimness and weightlessness a symbol, unique in Essen."

The building complex consists of two structures, apart from the car park attached to the west with 535 parking spaces; one is the 15-storey, glass office high-rise with 700 square meters of usable space per floor, the other is the two-storey, flat and plinth building in front. This building structure is based on the Lever House in New York City , which also served as a model for the Postbank skyscraper in Essen.

The main building offers around 700 square meters of usable space per floor.

use

The house was once designed for Iduna insurance, from which the name Iduna high-rise was derived. Until the completion of the new Karstadt headquarters in Schuir in 1969, part of it was housed in the Iduna high-rise, the other part in the former department store on Limbecker Platz . The financial service provider GFKL moved into the Iduna high-rise in 1999 and left it again in summer 2014. Since the renovation in 2016, the high-rise will continue to serve as an office and commercial building and has been renamed City Tower Essen .

The building, which had been vacant since the summer of 2014 after the financial service provider GFKL moved out and whose owner was insolvent, was auctioned in the Essen District Court for 8.2 million euros by an Essen office for building analysis, whereby the market value determined at that time only includes 2.465 million euros was specified. An expert opinion referred to contamination by PCB and asbestos . In addition, the building regulations office had issued a ban on use due to the escape routes that no longer met the current requirements.

The renovation of the high-rise, which began in June 2016, cost around 30 million euros. On May 5, 2017, the official inauguration of the so-called City Tower took place in the presence of Mayor Thomas Kufen . The financing ran through partners from Bochum and Hamburg. Among other things, the old facade was removed and completely replaced by a new one. A fitness studio opened in March 2017 in the flat porch of 2,600 square meters.
