The below listed standing rental villa is a two-storey residential building with a restrained attic under a cantilevered, slate roofs hipped roof . It is traufständig the street lined up on a protruding from the ground base of natural rubble.

In the four-axis street view, there is a three-storey, two-axis risalit with a split gable in the middle, also under a crippled hip. In contrast to the other rectangular windows, the two window axes in the gable are combined to form a coupled twin window.

In the right side view is the entrance porch, via which the entrance is reached above a flight of stairs to the ground floor, which is designed as a mezzanine floor.

The plastered building is structured by plaster cornices and brick corner blocks. The rectangular windows are framed by sandstone elements, which are generally crowned by overhanging arches made of brick walls with keystones, but in the case of the central risalits by horizontal or, on the upper floor, by triangular roofing made of sandstone. There are metal saddle pads in the windows to cover the external blinds .

Similar to the rental villa on the neighboring property, Villa Minni was designed and built by the architect Adolf Neumann for the building contractor Heinrich Völkel. In this case shortly before: the building application was dated September 1895, the building permit was issued two months later. The building inspection was carried out in October 1896.

The entrance porch was raised in 1908.
