Retail park

A retail park (FMZ) (in Austria also: Retail Park ) is a collection of min. four medium-sized to large-area specialist market or specialist market-like shops from various retail sectors. In contrast to a retail park agglomeration (which consists of so-called individual big boxes), a retail park consists of a building complex and is usually managed and marketed by one operator.

Most of them are single-storey and have no distinct mall. In addition, a retail park is characterized by a large number of free parking spaces. A retail park is a special type of shopping center .

In addition to typical specialist markets with demand-oriented goods, large supermarkets or self-service department stores are usually also housed in a specialist market center in order to also cover everyday goods.

International definitions

Austria

In the definition of the Austrian Association for Shopping Centers, the term retail park is also used as a synonym for retail park center . In 2012 there were 86 retail parks in Austria with a total rentable area of ​​over 890,400 m².

Germany

If one differentiates the shopping centers in Germany according to the type of center, then the specialty retail centers are in second place behind the traditional shopping centers with 21.6 percent. At the beginning of 2011 there were already around 140 retail parks in Germany with a total retail space of around 3.75 million m². Specialist market centers are particularly represented on the outskirts (58 centers) and in districts (30 centers). According to media reports, retail parks are the retail properties with the highest returns (compared to shopping centers, for example).
