'''Soul Food aka Burns BR'''. gathered from myspace" Soul Food aka Burns BR. I am underground artist based out of New York City. Born and raised in Crown Heights Brooklyn and later I moved to Queens, East Elmhurst to be specific. So far I've put out 1 album and featured on mixtapes and compilations ranging from Gunrunnerz, 2520 and Incyun. In total i've been involved with more than 60,000 units moved nationally and internationally. My first album was called 3rd Degree Burns and alone I moved 2,200 units in the streets. Hand to hand in New York City. This is what I do. I make music and sell it. My life is what some mistakenly call regular. Been locked, got free, Been shot, shot back, been stabbed, stabbed back, and i'm still here to tell my story. My music is real i'm not conscious or unconscious I just call it like I see it. If you don't like the truth don't listen to any of my music. But if you like raw raps at their best i'm it. I'm not called the hoods favorite for nothing. Currently i'm working on my second underground album called the Anarchist Rhymebook. I'm all about business. If you have beats, mixtapes/cd's, radio shows, anything involving exposure, airplay and the creative process of finalizing a project, Holla at Me. If you want me to feature on a track with you Holla!!!! If you want to be my producer Holla!!!!! If you want to interview me Holla!!!! Springbrook II Business Park
Pflugerville, Texas

Small Industrial Buildings with Fenced Yards
Location: Springbrook II Business Park, located just north of Austin, Texas and just east of IH 35 on the north side of Picadilly Drive at its intersection with Radholme Court (and Central Commerce Drive), in the City of Pflugerville.

Utilities: Water & Wastewater Services: provided by Windermere

Electrical Service: provided by Texas Utilities

Telephone Service: provided by Southwestern Bell

Fiber-optic Cable: provided by Southwestern Bell

Zoning: Pflugerville A – the business park was annexed by the City of Pflugerville in December of 2006. Zoning is currently open and can be negotiated with the city to meet the needs of the city, but this is an ongoing process and could be subject to change.

Building Information

Building Structure:
Building Frame: The structural components of the buildings are steel-framed roof support systems of prefabricated rigid frame steel beams, columns, purlins, and girts. Each building will have approximately 6,000 sq ft of area, 60 ft of frontage, 100 ft of depth, and 16 ft eaves.
Building Foundation: The structural frame is supported on a perimeter concrete grade beam with a 5 in concrete slab on grade trowel finish interior floor.
Exterior Finishes:
Exterior Walls: The exterior wall components of the buildings utilize a 26 gauge metal wall system.
Exterior Wainscot: The exterior elevations include a 36 in high wainscot of masonry along the front elevation amounting to approximately 17% coverage of the front elevation.
Storefront Doors and Glazing: The storefront entry door for the building includes a 3x7 glass door an aluminum frame with a double sidelight window and a 5’ X 8’ double window to a height of 8 feet above finished floor. This configuration should provide flexibility for any interior finish-out configuration. Expandability of storefront glazing along the front of the buildings would occur above the wainscot, within the structural bays, and in virtually any configuration to meet future user needs along the side and rear of the building.
Overhead Service and Personnel Doors: The rear elevation of the building’s entry points includes 2 manually operated overhead doors 10 ft wide and 12 ft high. Each building includes 1 hollow framed metal personnel door also located on the rear elevation.
Roof Finish: The roof components are comprised of the 24 gauge metal roof panels with a modified standing seam system. The perimeter of the building roof line terminates with the eave trim and gabled end walls. There are no overhangs around the building; however, a guttering system allows controlled roof drainage to occur along the sides of the building.

Interior Finishes:
Building interiors are constructed to a shell condition with no interior wall construction, building insulation, or finishes.
Building Systems:
Fire Sprinkler System: The fire water service line for a required sprinkler system is stubbed into the building and capped at the main water supply system ready for the completion of a Fire suppression system.
Electrical System: A 120/240v single phase electrical service to a 200-amp house meter is provided to the structure with a small house panel extending service to exterior wall packs for area lighting, temporary interior lighting and a 120v electrical outlet bank for future use. Upgrade to a three phase system is available.
Parking Area: Each building has curb cut entrances from the street with driveway access to the rear of the building. If there is a common property line, the driveways straddle the common property line. Parking areas are paved with 2 inches of asphalt. Two-inch thick, asphalt driveways extend down the side of each building from the front to the rear to meet a 6 in thick, 15 foot wide concrete truck pad in front of the overhead doors.

Curbing: There is standard 6 in concrete curbing adjacent to all parking areas at the front of the building and around islands.

Sidewalks: All pedestrian sidewalks are 4 in thick and 48 in wide-flat work concrete extending along the storefront length of the buildings and conforming to the Americans with Disabilities Act and Texas Accessibility standards. Sidewalks along Picadilly Drive and Radholme Court are scheduled for completion with future road improvements anticipated with the City of Pflugerville.
Truck Yard: The truck yard area outside the parking and driveway areas is surfaced with select fill and compacted for vehicular traffic.
Landscaping: Landscaping improvements are provided to meet the specifications established by the City of Pflugerville Site Development Code.
