The housing cooperative "Aufbau" Gera eG is a German housing company based in Gera . The purpose of the cooperative is to support its members primarily through good, safe and socially responsible housing.

On December 10, 1953, the government of the GDR passed an ordinance on the establishment of workers' housing cooperatives. This cleared the way for the establishment of the cooperative on August 29, 1956. At that time the cooperative was called AWG "EKM" Gera and had 34 founding members. The management took place on a voluntary basis. For the most part in their free time and on the weekends, the first members did their own work. Thanks to this effort, young families were able to move into the first apartments on Wiesestrasse in 1958.

1960s

On January 1, 1960, the cooperative received its first full-time board member. A year later, the first office was opened as a contact point for members and interested parties in the street of peace. The number of members increased steadily, so that further apartments could be built between 1959 and 1963. Cooperative apartments were in demand because the standard was very high for the time. All apartments had a kitchen and bathroom with a window, tiled kitchens and bathrooms were not uncommon.

1970s

The GDR's housing construction program was launched in the 1970s. The construction boom also started in Gera. The Lusan residential area has been developed. Thanks to influential sponsoring companies such as B. VEB Carl Zeiss Jena, the cooperative was now given preference to residential properties, so that the previously low housing stock increased to 3,650 apartments within a few years.

1980s

The construction boom continued in the early 1980s. Particular attention was paid to families with several children. Apartments with up to three children's rooms and a living space of around 100 square meters were created. By the end of 1989 the cooperative's housing stock increased to 4,251 apartments. A second full-time member of the board helped to direct the cooperative.

The turning point and the 1990s

In 1991 Greizer Straße was handed over to the cooperative. This was the last block of flats according to the old GDR standards. In several negotiations with the property developer, a subsequent upgrade of the apartments was e.g. B. achieved by tiled bathrooms. In addition, a renovation and modernization program of the cooperative began. B. all furnace heaters were replaced by modern heaters.

2000s

As part of the Eiselstrasse project, a combination of demolition, dismantling and modernization was used to create a residential complex, for which the cooperatives won the 2003 Innovation Prize from the Association of the Thuringian Housing Industry and the 2003 Builder Prize from GdW Bundesverband Deutscher Wohnungsbund Immobilienunternehmen V. received. Due to high demand, the cooperative shortly afterwards built another residential complex of a similar type in Pößnecker Strasse 1–26 and Zeulenrodaer Strasse 27–35 in Lusan. In 2008, the renovation of an old school building that had been acquired resulted in a senior citizens' home with a park in Tinz.

From 2010

The cooperative built exclusive low-energy houses and inexpensive family apartments. Since Gera shows a decrease from 135,000 inhabitants (1988) to 95,000 inhabitants (2013), residential buildings were demolished. At the same time, new construction and the acquisition of vacant properties in interesting locations were continued. In 2011, for example, the cooperative received the GdW's 2012 German Building Owner Award for the Petrichstrasse residential park. In 2013, the cooperative acquired a piece of land in Jena on which a student housing complex was being built.

Cooperations

The housing cooperative “Aufbau” Gera eG is a member of the WIR initiative in Gera, an amalgamation of five housing cooperatives to form the working group of Geraer housing cooperatives GbR. The cooperatives have been cooperating since 2003 in order to reduce costs through synergy effects such as joint gas and electricity purchases and to train students in cooperation with the Gera University of Cooperative Education.

Organization of the cooperative

Like other cooperatives, the WBG “Aufbau” Gera eG has the typical organs of the board of directors, the supervisory board and the meeting of representatives. The board consists of at least 2 natural persons. They must be members of the cooperative. The board of directors runs the cooperative under its own responsibility. In doing so, he must only adhere to the restrictions stipulated by law and the articles of association. It is his duty to conduct business in accordance with the cooperative objectives. Further tasks of the board are the planning and implementation of personnel, factual and organizational measures.

The members of the board are Andreas Schricker and Axel Bartzok (as of September 13, 2019).

The supervisory board consists of at least 3 natural persons. The representative assembly can fix a higher number of members. The supervisory board has to support and monitor the management board in its management. The rights and duties of the supervisory board are limited by law and the articles of association. He also represents the cooperative vis-à-vis board members in and out of court. The management board and the supervisory board work together through regular meetings, which are held at least quarterly.

Members of the supervisory board are Helmut Funk, Wolfgang Bernold, Ingrid Seegert, Stefanie Pflug, Arnd Vogel, Tina Witt and Torsten Liebmann (as of September 13, 2019). The representative assembly is the third organ of the cooperative. It has to take place in the first 6 months of the financial year. The management board has to present the annual financial statements and the management report together with the remarks of the supervisory board to the meeting of representatives. The Supervisory Board also has to report on its activities. The meeting of representatives decides, among other things, on the amendment of the articles of association, the use of the balance sheet profit and the discharge of the executive board and the supervisory board.
