Akelius Residential Property AB , known as Akelius Fastigheter until spring 2014 , is a listed Swedish housing company. It is active in Sweden, Denmark, Germany, England, Canada, the United States and France. With a portfolio of around 50,000 apartments, including over 20,000 in Germany, it is one of the larger real estate companies in Europe.

Business model

The first properties were acquired by Akelius in 1994. In 2017, the value of the properties was already around 11 billion euros. They are primarily located in metropolises such as Berlin, Hamburg, London, Paris, New York, Toronto, Montreal, Stockholm and Copenhagen. The business model is focused on the purchase of large-scale apartments in metropolitan areas, then gradually renovating them to a high level of equipment - when tenants change - and offering them again on the real estate market at increased rental prices. In response to criticism of this business model, company founder Akelius explained in a documentary published on Swedish television from December 2018:

“Either you choose the queuing system ( bostadskösystem ) and we subsidize all the apartments in the center or you choose the market to decide how high the prices should be in different places, there are two different systems where you ask the prime minister the question and not me. […] [I can not do anything. [...] We measure where we can do the best business, where we can help most people in the best possible way. [...] Building military barracks at a low price is not our industry at all. "

Owner and management

The main shareholder of Akelius Residential Property AB is the Akelius Foundation with 85 percent, the founder of which is the Swedish founder of the company Roger Akelius .

Sales and employees

The company generates annual rental income of around EUR 500 million. The employees are trained in the company's own "Akelius University".
