Expansion ratio
The development ratio (AV) , also utilization index , in the property valuation , usable area factor, is an index in the construction industry that describes the ratio of gross volume to living space .
meaning
The expansion ratio is important for property planning (dimensioning), building cost and revenue planning as well as the financing of a property. In Austria, the expansion ratio also has an influence on the amount of architect remuneration according to the fee schedule for architects (HOA).

The ratio of the gross room volume ( BRI ) to the rentable or salable living space ( WF ) is calculated using the formula AV = BRI / WF .
The development ratio depends mainly on the number of floors , the basement and the roof extension . If this information is known, one can estimate the expansion ratio and then deduce the living space from the gross volume and vice versa.
