The Baugenossenschaft Überlingen eG (BGÜ) is a housing cooperative that has been active in Überlingen since 1949 . With around 500 apartments, it is part of the rental housing market in Überlingen. The main purpose and object of the cooperative is to provide its members with housing. Baugenossenschaft Überlingen eG is a partner in the subsidiary Überlinger Wohnbau GmbH with share capital of € 26,000. In addition to being a member of the GdW Federal Association of German Housing Companies, she is a member of the vbw Association of Baden-Württemberg Housing and Real Estate Companies

history

1949-1959

On May 20, 1949, the Überlingen eG (BGÜ) building cooperative was founded in the “Traube” inn and, with its 73 members at the time, laid the foundation for a growing and sustainable business model. In the autumn of 1949 the first groundbreaking of the still young building cooperative took place. The largest construction activity took place between 1950 and 1959. Architect Halder had received the order to plan and tender three residential buildings with six apartments each on Nussdorfer Strasse.

On June 1, 1950, the first apartments were handed over to 18 members of the BGÜ at Nussdorfer Strasse 32-36. This was followed in 1952 by Carl-Benz-Weg 20, as well as Bleiche 2 and 7. In 1953, Bleiche 4 and St.-Johann-Straße 32-36 were created. St.-Johann-Straße was extended in 1954 to include houses 34a and 36a. In 1955, with the construction of St.-Johann-Straße 31/33, the “Quartier Carl-Benz-Weg” was expanded by 22 apartments. This year, Johann-Kraus-Straße 4 and Rauensteinstraße 23 followed. Between 1956 and 1958, the “Quartier Dekan-Schwarz-Weg” was completed and occupied. A year later, at the end of 1959, the cooperative's housing stock was expanded by 6 apartments with the construction of St.-Johann-Straße 29. With the former board member Johann Kraus, the cooperative went new ways to create more living space. She carried out care facilities and meanwhile also took rental loans to counter the housing shortage with apartment blocks, terraced houses and single-family houses. In Überlingen, around 276 new apartments were built within a decade, 193 of which are owned by the cooperative. The care buildings included the houses on Rauensteinstraße 33–53 and the houses on Loop 3–21, as well as 8 houses in Hebelweg.

1960-1979

At the beginning of 1960 St.-Johann-Straße 27 and Carl-Benz-Weg 25 were ready for occupancy. With what was then Hohle Straße 34/36, the first part of the "Quartier Hohle Straße" was created in 1961. Hohle Straße 38/40 followed in 1962 and was completed in 1963 with the construction of house No. 29. In this way, almost 50 apartments were made available within 3 years. A year later, in 1964, the first 20 apartments in the “Quartier Friedhofstrasse / Barbelgangsle” were created with the Barbelgangsle 28 and 30. A large part of the "Quartier Hildegardring" was completed between 1965 and 1967. At the end of 1965, the first 20 apartments in Hildegardring 33 and 35 could be moved into. This was followed by houses no. 37 and 39 in mid-1966, and houses no. 44–48 in 1967. In 1969, the first 36 apartments in houses No. 3–7 could be moved into in the “Quartier Primelweg” and two years later, in August 1971, the next 30 apartments in Primelweg 9/11.

By 1973, 110 private homes were recorded in the care building, as well as 30 terraced houses as private homes and 2 houses with 20 condominiums. At the end of 1973, the BGÜ counted 51 houses with 432 apartments, 5 commercially used units, in rental housing construction.

1980-1992

Between 1980 and 1992, the main focus was on maintaining the buildings, especially thermal insulation measures. But the new building activity was not shut down, but progressed in 1990 with Hildegardring 34a and 36a and Friedhofstraße 39/41 so that the housing stock could be increased to 455 apartments.

1993-2011

At the beginning of the 1990s, the buildings at Nussdorfer Strasse 32–36 were demolished and rebuilt. Hohle Straße 29 was also rebuilt in 2005. On November 15, 2009 the “Quartier Hildegardring” was expanded to include the six-family house at 25 Schättlisberg. In 2010, the maintenance and modernization of the residential complexes and apartments were the focus of activities more than ever. As a result, Barbelgangsle 28 and Dekan-Schwarz-Weg 4 were energetically renovated, and the general renovation of the buildings on Carl-Benz-Weg 25 began. In the classification of the recognized energy standard of the Kreditanstalt für Wiederaufbau (KfW), the Barbelgangsle 28 building today corresponds to the Efficiency House 100. The Dekan-Schwarz-Weg 4 building was renovated to the Efficiency House 125 energy standard due to the lack of regenerative heat energy generation. In addition, the building cooperative was also active in new construction at this time. In August 2010, 14 rental apartments with elevator and underground parking were completed in the lower St. Leonhard-Straße 12. With the new construction of the lower St.-Leonhard-Straße 12 and the Schättlisberg 25, the housing stock rose to 472 apartments by 2011.

2012 until today

In 2012, a comprehensive renovation and modernization of the Primelweg district followed. In this context, the facility was expanded to include an underground car park with 14 spaces, a parking deck with 13 spaces and a bicycle parking space. In addition, the balconies were renewed and enlarged, with partial expansion of the living space. The cooperative focused on the Hohle Straße quarter from 2014. Hohle Straße 25-27 and Hohle Straße 34-40 were demolished and rebuilt in several construction phases. On March 1, 2015, Hohle Strasse 25/27 was ready for occupancy. Around a year later, on September 1, 2016, Hohle Strasse 36 was completed with 14 apartments and 1172 m² of living space. At the end of 2016, the BGÜ had around 1,200 members, 479 rental apartments and two commercial units. In 2017 the existing building was expanded by adding four apartments with a total of 280 m² of living space by adding another storey to Carl-Benz-Weg 21–23. In May 2018, the 19 apartments in House 34 were finally ready to move into in the Hohle Strasse district.

In mid-2018, the Hildegardring district will be expanded by around 160 apartments in several construction phases. This will increase the cooperative's housing stock by almost a third and further relieve the strained housing market in Überlingen. The buildings are to be designed according to the KfW Efficiency House Standard 40 and as the first highly efficient Loch-Tech building on Lake Constance.

Building stock

The building stock has changed over the years since the BGÜ was founded as a result of additions and exits. The buildings listed in the table, divided into the respective quarters, belong to the current inventory of the BGÜ (as of December 31, 2016).

Condominium management

Support activities are still a subordinate business area of ​​the BGÜ. Currently (as of December 31, 2016), 2 owner associations with 42 apartments are managed by the BGÜ. The subsidiary, Überlinger Wohnbau GmbH, looks after another community of owners with 8 apartments and 2 rental administrations for third parties with a total of 32 apartments. A total of 82 apartments.
