Property-oriented housing cooperative

A property ownership housing cooperative is a housing cooperative which also gives its members the right to acquire the ownership of that are available in the cooperative ownership housing. A housing association buys and renovates real estate. The properties can be purchased by the members of the housing cooperative at a reduced rate for rent or as residential property. The members not only have preferential purchase rights, but one can also count on significantly reduced refinancing conditions. In addition, a property-oriented housing cooperative enables the acquisition of shares and other benefits in accordance with the Housing Premium Act.

The monthly contributions of the members are initially left to the housing cooperative. The funds are never invested in real estate for less than six years so that capital can arise. The final capital is not earmarked here. In this way, the members build wealth or invest in their own home.

Development since 1996

In 1996, the § 17 Eigenheimzulagengesetz (EigZulG) introduced direct funding for the purchase of cooperative shares.

However, this support was limited to cooperatives with property-oriented statutes that were entered in the cooperative register after January 1, 1995. This was the impetus, especially in the first few years, for the establishment of housing associations that met this criterion.
