Green rating

As Green Rating a Europe-wide applicable credit assessment method is called, which the whole environmental performance reporting, assessment of existing buildings and provides economic suggestions to improve this performance. The building and its use are assessed using specific, measurable indicators. A report showing optimization possibilities is intended to help improve the environmental performance of the building. As a rule, the environmental impact is measured again after 1–2 years.

The goal is to create a uniform system across national borders, since the energy certificate according to the EU-EPBD directive is regulated completely differently within the EU states.

  • Assessment of the building envelope and the installations
  • Predicted performance versus intrinsic value after limited investments
  • Assessment of building use related to current activities
  • Potential for improvement and development through behavioral changes and operational adjustments

The environmental performance of the buildings is assessed using the following indicators:

  • power consumption
  • transport
  • CO 2 production
  • Water consumption
  • Comfort
  • Waste production

initiative

The procedure was developed by the international real estate investment companies ( AXA REIM, AEW Europe, GE Real Estate Europe, ING Real Estate) as well as by the certification and classification company Bureau Veritas . Allianz Real Estate, KanAm Grund and LaSalle Investment have joined the initiative.
