The core city expansion south is an urban development project in the district town of Reutlingen . In a 3.7 hectare area on the "Oberen Wässere" there was an old factory and residential buildings. These were largely demolished and an upscale shopping center, a multi-storey car park and other buildings for commercial use were built. The total cost was around 120 million euros.

Together with the “townscape planning marketplace”, the southern expansion of the city center was recognized as an exemplary urban development project nationwide in the competition “Right in the middle is life. Strong Centers for Baden-Württemberg ”awarded by the State Ministry of the Interior.

Necessity and goals

The aim of the city of Reutlingen was to expand the core city area beyond the historic old town of Reutlingen.

The project was planned, financed and marketed as a “ private public partnership ” by the city of Reutlingen with the investor Willi Schöler. Reutlingen's Mayor Barbara Bosch called the project “a successful example of the partnership between private and public engagement”. The city invested 8.5 million euros in infrastructure in the area. She took over the costs of building roads, bridges and canals.

Planning and implementation

The investor Schöler had been planning investments in this area since 1989. A development plan for the “Obere Wässere” district, which was divided into twelve individual construction phases, was drawn up, which essentially came from the investor.

A market hall is the central building of the core city expansion. The building of the former Engel textile factory was expanded into a shopping center with 2,000 square meters with shops from regional producers and specialist shops in the upper price range. Another 4,000 square meters were rented to “high-quality service providers” (General-Anzeiger) such as doctors, tax consultants, lawyers and advertising / media offices. The construction costs for this section were around 18 million euros.
