The Privera AG (proper spelling: PRIVERA AG ) is a Swiss real estate services provider, which is active in all three language regions of Switzerland.

PRIVERA was founded in 1992. The five real estate services that PRIVERA provides include construction management, rental management, center management, trade and the core business of real estate management. As an important sub-area within the management, PRIVERA leads the co-owner associations, in which it carries out the management of capital-intensive properties. According to its own information, the company is “the leading independent real estate service provider” in the comparison group.

With around 80,000 managed properties and around 400 employees, PRIVERA AG is one of the largest real estate service providers in Switzerland.

Privera AG is a company of the Investis Group.

The company stands for “professional property management” or “private property management”. This company name is intended to reflect the company's activities and customer groups: professional real estate services for institutional and large private owners. Furthermore, the letters “IVE” in PRIVERA stand for the company's three brand values: innovation, responsibility and excellence. The logo is a word mark, consisting of the company name in capital letters and five overlapping areas. The five areas, each in their own color, symbolize the company's five service lines (management, center management, letting management, retail and construction management). On the other hand, the five areas create a visual analogy to the real estate industry. The areas stand for area representations or floor plans in construction plans. In addition to the visual logo, the claim "More value for real estate" is used. This is available in the languages ​​of the three parts of the country in which PRIVERA is present, as well as in English.

From 2015/16 this new logo replaced the previous visual communicator, which showed three stylized people under one roof. The three human outlines should symbolize PRIVERA and its partners and clients, namely the owners and tenants / users.

history

The company was founded in 1992 under the name Zschokke Geschäftsshäuser AG as a subsidiary of the Zschokke construction company. The aim of the foundation was to continue the management activities of a well-known real estate developer in Bern. The newly founded company was located in the niche area of ​​managing commercial buildings in highly frequented top locations. In the year it was founded, the company had 33 co-owner associations in its portfolio, which were managed by 40 employees.

In 1994 the foundation stone for today's organizational and management structure was laid when a new management took over the operational management of the company. PRIVERA was represented in all linguistic regions of Switzerland with branches in Bern, Geneva, Lausanne, Lugano and Zurich.

In 1997 the company took on the current name PRIVERA AG, but was still part of the Zschokke Holding. From 1998, PRIVERA gradually expanded its core activities of administration, rental and construction management of commercial buildings with the addition of residential properties to the portfolio. There were also activities in real estate trading. With the expansion of the core activities, the company's network of branches also grew. Between 1998 and 2001 branches were opened in Baden, St. Gallen, Basel and Lucerne.

In 2001, the Zschokke Holding took over the general contractor Göhner Merkur together with Göhner Merkur Immobilien Management AG. The latter was mainly active in the trade and the management of residential properties and was integrated into PRIVERA. With this, PRIVERA expanded its activities in the area of ​​residential property management.

In 2003 the subsidiary PRIVERA Services AG was founded, which emerged from Göhner Merkur Immobilien Management AG. In 2010 this subsidiary was renamed TREOS AG. TREOS AG specializes in house maintenance and facility management. TREOS AG has also been a member of the Investis Group and a sister company of PRIVERA since 2014.

In 2006 the Zschokke Group merged with Batigroup to form the Implenia construction group. PRIVERA was continued as a wholly owned subsidiary. In 2008 Implenia sold PRIVERA to Bugena SA, an affiliate of the French entrepreneur Claude Berda. At that time, PRIVERA looked after around 3500 residential and commercial properties throughout Switzerland and employed around three hundred people. The sales price was CHF 27.2 million.

In 2008, PRIVERA took over the real estate company graf.riedi ag from Bern, which at the time employed around 50 people and achieved a turnover of around seven million francs. With the merger, PRIVERA also took over the graf.riedi branch in Solothurn and strengthened its service competence and the management of the company. The merger, which took place under the motto “friends go together”, made PRIVERA one of the largest companies in the real estate industry in Switzerland. In 2009, the company took over the real estate division (ImmoServices) of the general contractor Steiner AG and an additional branch in Rapperswil-Jona. After these takeovers, the PRIVERA Group had around 180 employees at three branches in Bern. In 2012, these three Bern locations moved to the new headquarters of the PRIVERA Group in Gümligen near Bern.

On October 1, 2014, the company was taken over by the real estate company Investis SA of the Swiss real estate specialist Stéphane Bonvin. As a result, a restructuring and repositioning of PRIVERA AG was initiated. Dieter Sommer also took over the operational management of PRIVERA AG as the new CEO on October 1, 2014 and renewed a large part of the management team under the heading of “generation change”. PRIVERA currently has 12 branches throughout Switzerland (see graphic), which employ around 400 people. The portfolio includes around 3,500 residential and commercial properties with rental income of around CHF 1.2 billion as well as 25 shopping centers and several hundred retail locations.

Investis Holding AG, to which PRIVERA belongs, has been listed on the Swiss stock exchange (SIX Swiss Exchange) since June 30, 2016.

The Board of Directors consists of Stéphane Bonvin (President), René Häsler and Dieter Sommer.

The operative business is led by a five-person management. Four members of the management report to the CEO Dieter Sommer, who manage the corporate divisions.

Offer and services

The company offers services that cover the entire life cycle of a property. This is to ensure that customers and partners receive extensive services from a single source. The company's core competence is management.

Management

The focus is on property management. In addition to multi-family houses, office and commercial properties, commercial properties and condominiums are also looked after. The services include tenant selection, administration and technical services in the relevant properties. Furthermore, there is PRIVERA's own competence center on the subject of VAT, where owners can get advice.

Co-ownership association

The accompaniment of co-owner associations is a specialty in management. PRIVERA AG has been looking after co-owner and investor communities since it was founded. The model of the co-owner associations was perfected by PRIVERA and subsequently continuously developed. Today, PRIVERA has the largest and most specialized expertise in this area in Switzerland. Services for the operation of large property complexes that belong to several co-owners are offered. This includes the coordination of management, accounting, the preparation of reports, the planning and implementation of construction work and the management of large property complexes.

Center management

The company operates around 50 retail locations in Switzerland, including around 20 shopping centers. The services in this area include the new development and positioning of shopping centers, their management, operation and marketing. This area is also equipped for the renovation and revitalization of shopping centers.

Letting management

In the area of ​​rental management, PRIVERA AG offers concepts for renting and marketing residential and commercial properties, office, service and retail space. This includes market and location analyzes as well as real estate marketing.

In the real estate trading sector, PRIVERA AG offers brokerage services and sales concepts. In addition, there are services such as the valuation of real estate objects, market and usage analyzes, search mandates on behalf and real estate marketing.

Construction management

This area includes services that relate to the renovation and conversion of real estate. This includes building condition analyzes, measures for energy optimization, implementation of conversions and renovations, building project and overall management as well as client trust and advice. After completion of the construction project, cooperation with the areas of rental management, management and trade can be achieved.
