The Potsdam Speicherstadt is a development area that is to be developed into a city quarter in the next few years. By the end of 2014, 253 rental and owner-occupied apartments had been built and listed buildings renovated in the southern area. Around 270 apartments and a large hotel are to follow on the northern section by 2022.

The Speicherstadt is located in Potsdam between Brauhausberg and Havel , opposite the city ​​palace . It is bordered in the south and east by Leipziger Straße and Lange Brücke, and in the north by the railway line from the main station . To the west, the area is naturally bounded by the Havel.

Master plan

In September 2010, with the presentation of the master plan “Potsdam, Speicherstadt, urban planning concept” by Christoph Kohl | KK Architekten created the urban planning basis for the development plan. The master plan provides for the development of the Speicherstadt into a small-scale, compacted new district while preserving listed buildings or buildings that characterize the townscape and taking historical visual relationships and green spaces into account. In the urban planning competition Brauhausberg in 2013, Christoph Kohl | KK Architects was replaced by the design of the Potsdam architectural office Löffler und Engel, which formed the basis and objective of the development plan draft.

Northern Speicherstadt

According to the master plan, the area west of the main train station and north of the Blu swimming pool is intended for the Speicherstadt as a science and service location as well as for residential use. The development also operates under the name Havel Quartier Potsdam . In summer 2019, construction work for a hotel is to begin on Heinrich-Mann-Allee. Around a square, further buildings for gastronomy, retail and - above all on the banks of the Havel - for around 270 apartments, which should be completed by 2025, will follow.

Southern Speicherstadt

In the first construction phase, 155 rental apartments and 98 condominiums were built by the Berlin Groth Group . The architects Christoph Kohl | KK Architects, Hilmer & Sattler and Albrecht, kmh architects and nps Tchoban Voss. The outdoor facilities were designed by 7 Lützow garden and landscape architects.
