The Factory / Boland Mills Storehouse (Monument Number: 485), built in the 1870s, is a two-story former warehouse in Dublin Docklands. The double-gabled warehouse is part of the Boland Corn Mill complex and is located south of the mill itself on Barrow Street on the banks of the Grand Canal Dock.

The building is now called “The Factory” and until 2014 housed the “National Performing Arts School” (NPAS). The Bolshoi Ballet , Riverdance and the band U2 rehearsed here . The NPAS has also hosted writers and producers such as Neil Jordan and Lenny Abrahmsen and international stars such as B. Colin Farrell , David Bowie, and Saoirse Ronan.

The construction is part of the € 170 million revitalization project Boland's Quay. Construction work started at the end of 2015 and is expected to be completed by 2018. This project was designed by the architectural office Burke-Kennedy Doyle (BKD Architects). In addition to restoring the Grade I listed buildings along Barrow Street, the remodeling also includes the demolition of the three 1940s silos of the Boland flour mill. Instead of the silos, two office buildings (13 and 14 storeys) and a residential building (15 storeys) are to rise next to the former mill and the warehouses. At the "Factory" itself, side walls are to be partially removed and the eastern stone facade dismantled and rearranged. In particular, the arched openings, windows and doors are to be realigned, a new viewing window is to be created on the southern side and the balcony on the waterfront is to be replaced and supplemented by a suitable one on the western side. After its renovation, the complex is to be used for cultural events and exhibition purposes.
