Construction class (Austria)

The term construction class according to Austrian law is a regulation for the construction of buildings on land and describes the maximum permitted construction height. The respective development plan is part of the local zoning plan . Building heights in Austria are determined by the respective federal states , with only the federal states of Lower Austria and Vienna classifying them in building classes.

Building classes in Lower Austria

According to the Lower Austrian Building Code, there are nine building classes:

  • Construction class I up to 5 m
  • Construction class II over 5 m to 8 m
  • Construction class III over 8 m to 11 m
  • Construction class IV over 11 m to 14 m
  • Construction class V over 14 m to 17 m
  • Construction class VI over 17 m to 20 m
  • Construction class VII over 20 m to 23 m
  • Construction class VIII over 23 m to 25 m
  • Construction class IX (high-rise) over 25 m

Building classes in Vienna

According to the Vienna Building Code , the building height for residential areas and mixed construction areas is divided into six classes:

  • Construction class I at least 2.5 m and not higher than the street width + 2 m, at most 9 m
  • Construction class II at least 2.5 m and not higher than the street width + 2 m, at most 12 m
  • Construction class III at least 9 m and not higher than the street width + 3 m, at most 16 m
  • Construction class IV more than 12 m and not higher than the street width + 3 m if the street width is equal to or less than 15 m, from 15 m street width applies street width + 4 m, at most 21 m
  • Construction class V more than 16 m and not higher than twice the street width, at most 26 m
  • Construction class VI more than 26 m and not higher than twice the street width
  • From 35 m the building is called a high-rise

It should be noted, however, that buildings that are entirely behind other buildings when viewed from the traffic area do not have to comply with the minimum height.
