Business Bay ( Arabic الخليج التجاري, DMG al-Ḫalīǧ at-tiǧārī ) is an urban development project in Dubai , United Arab Emirates . Construction is being carried out on an area of almost 6000 hectares, which extends from Al Khail Road in the east along the Dubai Creek, which has been artificially lengthened by 10 kilometers, to Sheik Zayed Road in the west.

In the approximately 6 kilometer long urbanization zone, u. a. Reach 230–260 high-rise buildings and skyscrapers into the sky. Contrary to what the name suggests, Business Bay will not be a pure business zone, but rather should be given the character of a mixed-use zone with close interlinking of work, living, shopping and leisure. The project developers name the Lower Manhattan and Tokyo-Ginza districts as intended role models. Business Bay will create another free zone in Dubai in which international companies are to settle.

planning

The test- tube city borders the equally new Downtown Dubai to the south , which is marked by the Burj Khalifa . Nevertheless, Business Bay is advertised with the slogan "The region's business capital", also with reference to the relatively short distances to the new Dubai International Financial Center , the Dubai financial free trade zone.

According to the plans of the developer Dubai Properties Group , only about 15.3% will be pure office complexes, but 21.7% will be realized as residential towers and the rest in mixed use. At a cost of 30 billion US dollars, up to 270,000 people will work and live in this centrally located urbanization. The infrastructure provides for almost the entire range of facilities that make up a city within a city: houses and public buildings embedded in greenery, commercial security offers ("security"), sufficient shopping facilities and restaurants, kindergartens, schools and other social and medical facilities , plus parks, hotels, sports fields, a golf course and recreational facilities. A special feature here are the many public riverside zones for strolling along the Creek Canal and its tributaries, the water areas of which extend up to 400 meters wide.

Construction projects, timing

Business Bay was started in 2005, the creek extension (initially only up to Sheik Zayed Road) was partially flooded in 2008, then flooded continuously up to the entrance to the creeke in 2011. The first high-rise buildings, an ensemble of twelve "Executive Towers", were handed over at the beginning of 2009. Due to the financial crisis, some construction projects were shut down or canceled, but some have been resumed since 2010. According to the original schedule, Business Bay should essentially be completed by 2015.

According to the current state of planning, some taller towers or compact high-rise ensembles should protrude from the mass of medium-high buildings:

  • Burj Al Alam
  • Emirates Park Towers
  • The Skyscraper (Dubai)
  • Churchill Towers
  • The Vision Tower
  • The Citadel (Dubai)
  • Iris Bay (Dubai)
  • The Bay Gate

Traffic concept

Business Bay has very good road connections from all directions, but the Dubai metro connection is only in the western corner (Sheik Zayed Road, Business Bay station ). The middle and east of the long area are to be opened up by bus routes.

According to the "Dubai 2015" concept, the quarter is also a model community for the use of ships: the new artificial creek canal stretches allow watercraft up to 60 meters in length. Business Bay could therefore be served to a large extent with supplies, waste disposal and passenger transport via the branched canal system. The planned canal-traversed Mohammed bin Rashid Gardens district will later connect to the southwest , so that interesting waterways will be linked. As soon as the planned extension of the creek over a further 4 kilometers to the coast of Jumeirah has been completed, the inner waterway network will have a sea connection on both sides.
