Certified real estate specialist IHK is a publicly recognized degree at the master's level , which is awarded after successfully completing industry- related commercial advancement training in accordance with the Vocational Training Act. The nationwide examination takes place on the basis of a special statutory ordinance before the examination board of a Chamber of Industry and Commerce (IHK).

Since the term "real estate specialist" is not protected, individual educational institutes carry out comparable educational institution examinations.

Areas of work and tasks

The real estate specialist is a training course for people who work in the real estate industry and who have proven their expertise in real estate management through a publicly recognized qualification in front of a chamber of industry and commerce. Real estate specialists are qualified for tasks and functions at the level of middle management in real estate companies and in real estate organizational units of companies in other industries or in self-employment.

Exam admission requirements

Anyone can be admitted to the IHK examination

  • a successfully passed final examination in a recognized three-year apprenticeship in the real estate industry and then at least one year of professional experience or
  • a successfully passed final examination in another recognized commercial or administrative three-year apprenticeship and then at least two years of professional experience or
  • a successfully passed final exam in another training occupation and then at least three years of professional experience or
  • at least five years of professional experience

Examination and completion

According to the examination regulations of February 2008, written exams are carried out in the following six "areas of activity":

  • Framework conditions of the real estate industry,
  • Corporate management and control,
  • Personnel, work organization and qualification,
  • Property management,
  • Construction project management,
  • Market orientation and sales, brokerage

Each of these partial exams must be passed individually. A seventh grade of the certificate is the oral-practical exam in the form of a presentation on a topic of your choice. Only those who have passed each written partial examination are admitted to this, even if only in the second attempt by passing the oral supplementary examination for this area of ​​activity.

The examination before the examination board of a chamber of industry and commerce determines whether the following essential knowledge, skills and abilities are available:

  • Assessment of real estate-related issues on the basis of economic, business, technical and legal contexts as well as the derivation of justifiable action steps
  • Team-oriented conception and organization of real estate projects using and taking into account the instruments of commercial management and control
  • Systematic processing of complex, demanding and varied problems in core business processes in the real estate industry using work and problem-solving techniques; this also includes checking and developing own and third-party services.

After successfully passing the exam, the examining Chamber of Commerce and Industry awards the publicly recognized qualification of Certified Real Estate Business Administrator .

Training duration

The DIHK framework plan recommends a course length of 530 hours for further training to become a real estate specialist. Public and private educational institutions offer courses for the exams between three and 24 months, both full-time and part-time, and there are also distance learning courses as preparation for the IHK exam. However, participation in a course is not mandatory for admission to the examination.

Financial funding opportunities

Participants can apply for benefits through the Advancement Training Assistance Act (“Meister-BAföG”) to support the training costs and examination fees . As part of an individual grant, a grant from the responsible employment agency or the job center can also be funded through an education voucher . The prerequisite for this is usually that the respective educational institution has a certification for this course in accordance with AZAV can prove. Real estate specialists certified in Bavaria are currently receiving funding from the Ministry of Economic Affairs called "Meisterbonus".
