LRAU

LRAU ( Spanish : Ley Reguladora de la Actividad Urbanística , valencian. Llei Reguladora de l'Activitat Urbanística ) was the land development law of the Autonomous Community of Valencia and has regulated land development in the Autonomous Community of Valencia since 1994 .

LRAU was considered very controversial because the rights of the property owners were not observed and many property owners in the Comunidad Valencia suffered considerable financial damage as a result of expropriations and excessive development costs. After massive protests by victims and citizens' associations, the European Commission reacted and threatened measures against Spain if no changes were brought about.

In 2005, Valencia reacted to pressure from the European Commission. The Valencian Community Parliament (Cortes Valencianas) has launched a legislative process to amend the LRAU to bring it into line with the aforementioned directives.

Result

LRAU was abolished in 2005 and replaced by the new LUV law . Critics claim, however, that the LUV only has a different name, but has not moderately improved the interests of the property owners.
