Lincoln settlement (Darmstadt)

The Lincoln settlement in Darmstadt is a district on the southern outskirts and belongs to the Bessungen district . The areas formerly used by the US Army play a special role here , and with the conversion they are given a new meaning. The settlement became orphaned when the US forces withdrew in 2008. The conversion started in 2014 and should be finished by 2019. Some of the area is newly built. Other parts are retained and are being renovated. In the end, a modern urban and traffic-calmed quarter with space for 5000 people is to be created.

history

In 1954 the construction of the "Lincoln Family Housing" began. Residential buildings and social facilities for US soldiers and their relatives were built: 33 rows of buildings with 588 apartments, schools, gyms and kindergartens.

The buildings have been empty since 2008 and new uses are being considered. There is no shortage of development concepts, after all, the estate has incredible potential and the demand for living space in Darmstadt is great.

In 2014 the time had come: after long negotiations with the Federal Agency for Real Estate Tasks (BImA), the Lincoln estate was revived. BVD New Living GmbH & Co. KG, a wholly-owned subsidiary of bauverein AG, took advantage of the city's first municipal access option and acquired the quarter from BImA. The contract was signed on July 29, 2014. The long-awaited conversion could begin.

Planning concept

The Lincoln settlement was planned for a better quality of life and quality of life. This includes the quarter square in the center with the associated tram stop. The Quartiersplatz has a direct connection to the Quartierspark. Shops and offices are to be built there. In 2014, existing buildings were renovated and converted into apartments for students. There are a total of 8 construction sites. Three construction sites have already been renovated. New buildings will be built on the remaining construction sites. The settlement is already supplied with heat from its own thermal power station.

A mobility concept was developed to make it as easy as possible to "do without the car". The settlement won the German Transport Planning Prize 2018 for its multimodal and sustainable mobility.

The following measures have been taken to facilitate a switch:

  • The bicycle traffic facilities along Heidelberger Strasse will be expanded.
  • Safe crossings on Karlsruher Straße.
  • New tram stop on the future Quartiersplatz with lines 1, 7 and 8.
  • All roads will be expanded at 30 km / h or play street .
  • E-car sharing and bike sharing offers are made available.
  • Charging stations for electric vehicles are being built on the streets.

2.4 bicycle parking spaces are also compulsory per residential unit. The parking key for cars has been reduced to 0.65 SP / WE. The remaining parking spaces are made available in collective garages.
