The Moserhof in the Kainerding district of Bayerbach in the Rottal-Inn district in Bavaria is a listed building and represents a typical Rottaler four-sided courtyard. The residential part of this courtyard is a successful example of modern monument renovation.

The farmhouse is registered under the file number D-2-77-112-15 in the Bavarian Monument List and also in the list of architectural monuments in Bayerbach (Rottal-Inn) .

meaning

The substance is a listed "Rottal farmhouse", which, as part of a well-preserved four-sided courtyard, is characteristic of the landscape along the Rott in Lower Bavaria.

Typical of a "Rottaler farmhouse" is an almost square floor plan with slightly wider gable ends. This typical Rottaler farmhouse is accessible from the gable side and has a wide, projecting canopy, mostly facing south. There are shot in front of the upper and attic floors of the south facade. It was always used purely as a residential building without the use of a stable and consists of two full floors and an attic with a knee floor. It has a gently sloping gable roof, which used to be mostly covered with shingles, and is part of a four-sided courtyard . In the Kuchl there was a fireplace on the outside wall.

Date of construction on the southern ridge purlin

Rottal farmhouses were built from the 16th to the middle of the 19th century. In the case of the Moserhof there was already a four-sided courtyard with a residential house measuring around 11 × 8 m in the first cartographic survey from around 1820 . The vaulted cellar that still exists could even date back to the late Middle Ages.

The dendrochronological examination of the log construction showed that the wood used, spruce and fir, dates from around 1831 to 1833. The dating on the First says 1834 as the year of construction.

The farm has been in the family for several generations.

Redevelopment

Before the extensive renovation, there was neither heating nor running hot water in the house. The electrical installation was extremely outdated and no longer complied with modern fire protection regulations.

Gutting began in summer 2012. The masonry had to be partially renewed due to the existing moisture. The historic roof structure as well as the block construction were professionally repaired by a specialized carpentry company. The decorations on the roof structure were reworked from the original substance in a time-consuming and costly manual work. The log walls were covered with wind paper and ecological clay plaster ; and it was only painted with lime. The windows and interior doors were built true to detail based on patterns from that time. Floors and ceilings are made of extra-wide larch or spruce boards and are based on the time of origin. The energy-saving wood chip heating system was installed in an adjacent building in 2010 and now heats the entire house using wall heating on the outside walls; small parts have underfloor heating . Hot water is produced in the efficient fresh water station.

Current

In July 2014, a project architect from the German Foundation for Monument Protection (DSD) saw the status of the renovation for himself . The renovation was funded by the DSD. In 2015 the farm was registered again for participation in the day of the open monument and could be visited.
