Amount of real estate transfer tax

The amount of the real estate transfer tax depends on the location of the property that you want to purchase. The tax is different in each state. The range is between 3.5 and 6.5 percent of the purchase price.

  • Brandenburg, North Rhine-Westphalia, Saarland, Schleswig-Holstein and Thuringia: 6.5%

The amount of the broker's commission

The broker's commission to be paid by the buyer is usually between 3.57 and a maximum of 7.14 percent of the purchase price including VAT. In many cases, the additional commission to be paid by the seller is usually between 1.19 and a maximum of 4.76 percent of the purchase price including VAT. VAT

Notary fees

The notary fees are to be paid in the case of property acquisition by the person who commissioned the notarization of the purchase contract. In Germany, this is usually the buyer, but he can agree with the seller to split the fee. The cost is around 1.0% of the purchase price. However, no matter how low the property price may be, a purchase contract regularly incurs a notarization fee as well as an enforcement fee, a supervision fee and a expenses fee (postage), the amount otherwise being based on the notarized purchase price. If the purchase of the property is in connection with real estate financing , the financing costs are also considered ancillary costs when purchasing the property.
