Operational leasing

The operating lease (on English and operating leases or operating leases is called) a form of lease that is largely similar to rental, but includes in many cases more mietuntypische services. The main features are:

  • No fixed basic rental period and therefore a corresponding right of termination according to the respective agreement or
  • Very short basic rental period, within which a contract termination is not permitted
  • The lessor bears the full investment risk and capitalizes the leased item (depreciation over useful life)
  • The lessee books the leasing installments as an expense
  • The lessor bears additional services such as maintenance and repairs

The accounting allocation and capitalization is carried out by the lessor. This depreciates the leased objects over their normal useful life ( depreciation ). The lessee can offset the leasing installments paid as an expense.

Examples

  • Universal machines (i.e. not custom-made) which can be quickly resold by the seller (lessor) when the leased item is returned.
