Quinta Monroy

Quinta Monroy is a settlement for low-income residents in Iquique , a Chilean port city on the edge of the Atacama Desert . It was built in 2003-04.

As part of the housing subsidy by the Chilean government, a group of architects developed by Alejandro Aravena from the architectural firm Elemental 2001 project, 93 families new housing as a residential property to be made available. In doing so, consideration should be given to the established social structures and relocation should be avoided at all costs. The families had been living for 30 years with the owner's tolerance in an informal settlement on an approximately 5000 m² plot of a former rural property ( Portuguese quinta ) in the center of the city, which was now to be sold after a change of ownership.

With the very limited budget of the housing subsidy of US $ 7,500 per apartment, due to the high price of land in the city center, after purchasing the property, only residential units with 30 m² of living space each could be realized. The architects developed the project under these specifications according to the concept of incremental houses and placed expandability and value enhancement options at the center of their planning.

The residential units were therefore planned with an area of ​​around 70 m², but only half of them were already built; the second half can be created later by the residents themselves, depending on their needs and financial possibilities. The extensions allow the houses to be individually designed and serve to create a closer bond between the residents and the property, which is also intended to help build up their assets through the long-term increase in value. All necessary and complex to implement facilities such as supply lines and access through stairs were provided during construction and the structure of the building achieved optimal expandability with simple means.

The densification of the settlement, which is necessary for financial reasons, was achieved by the architects by means of a row house construction with three floors, the structure of the complex around four semi-public courtyard areas was developed together with the residents. The apartments were planned on a grid of 3 by 6 m, two units each make up one apartment; they are next to each other on the ground floor and one above the other on the upper floors. In addition, two further units were kept free for expansion. The walls to these extension areas are easy to dismantle and not load-bearing, so that the extension also enables more generously designed rooms.
