3do was the name for the planned new construction of the Dortmund main station . On February 28, 2007, those involved declared the project a failure.

The name “3do” resulted from the three functional areas of retail , leisure and transport as well as the parties involved: the city of Dortmund , Deutsche Bahn and the Portuguese investor Sonae Sierra . In view of the renovation and new construction of the main station, the city should gain in image.

The main station as a location

Dortmund Central Station is one of the busiest German railway hubs. The city of Dortmund hoped that the largely privately financed project would bring about a considerable expansion of the offer for visitors and customers of the city as well as a new, structurally outstanding accentuation. A special feature of the project should be the bundling of different uses. The project thus took up current developments in the area of ​​consumer behavior. The building should have been connected to the city with a bridge to Katharinenstrasse.

Offer and area

The entertainment offer of the 3do envisaged a large, multifunctional offer aimed at a broad target group. According to the usage concept, the entire experience would have been 80,000 m². The retail share would have been 45% (36,000 m²), the entertainment share 40% (26,500 m²) and the gastronomic share 15% (10,000 m²). The anchor function of the entertainment component should primarily serve to expand the catchment area, the catering component to extend the length of stay and as a link between entertainment and retail. The anchor function of the retail trade should primarily consist in the frequency distribution of the customers over the day.

With a sales area of 36,000 m², the 3do should achieve annual sales of around 190 million euros. The multi-topic center planned for Dortmund's main train station was a combination of uses as a main train station, entertainment center and office complex. With an interesting architectural design, the city wanted to symbolically show the structural upward development in the urban landscape of the Ruhr area. The modernity of the new station was to be underlined by an integrated high-rise building with a height of 120 meters.

An upscale hotel (four or five stars) with around 250 rooms and an integrated congress center was to be built on the north side of the main train station . In addition, business, office and administrative uses should also be permitted to a minor extent.

Time schedule

The objective was to start construction in mid-2007. The opening of 3do was expected in autumn 2010 or in spring 2011. On February 28, 2007, the investor declared that he did not want to implement the project.
