The Bai Bauträger Austria Immobilien GmbH (BAI) develops, builds and manages residential properties in Austria .

BAI is a real estate developer group in Austria. The developer’s reference projects include the Wien-Mitte The Mall project , which was sold for an assumed purchase price of 500 million euros. At the time, this sale was considered to be the largest real estate deal in Vienna to date. Until the takeover by Signa in May 2017, the group had developed, built, sold and managed real estate in the residential, office and commercial sector and has since been mainly involved in residential construction and neighborhood development.

Bai Bauträger Austria Immobilien GmbH was founded in 1994 and has its headquarters in Vienna . Since 2003 the Bai has been working intensively on the development of sustainable, energy-efficient residential building typologies. The "House on Mühlweg" was the pilot project of the Bai. Since May 2009 the company has been an official partner of the Austrian initiative for climate protection klima: aktiv , which was launched by the Federal Ministry for Agriculture, Forestry, Environment and Water Management

Since it was founded, a total of 680,000 m² of space has been developed, including 350,000 m² of offices, 206,000 m² of shopping centers, 63,000 m² of hotels, 33,000 m² of retirement homes and kindergartens, as well as 28,000 m² of space for university facilities and educational institutions and 2,700 residential units. The most famous projects include Wien Mitte , the ÖBB group headquarters at Vienna Central Station and the G3 Shopping Resort Gerasdorf . Currently (as of 2018) there are several residential projects in development, planning or marketing, such as B. Trienna Living, 5in22 and the Donaumarina apartments.

On January 15, 2017, UniCredit Bank Austria sold the company to a 50/50 joint venture between Signa and Invester United Benefits GmbH. In May 2017 the joint venture was dissolved and the portfolio split up. The residential construction projects "Aspern UA1" and "B03" went to the investor group represented by Invester United Benefits GmbH, all other projects of the Bai and the subsidiaries were taken over by Signa. The Bai is to be retained as an independent developer.
