The G3 Shopping Resort Gerasdorf is a shopping center in the municipality of Gerasdorf near Vienna and, according to the operator, the fifth largest shopping center in Austria. The name G3 refers to the three building complexes consisting of the shopping center, the specialist retail center and the adjacent Hornbach hardware store, which has been in existence since 1997 . The shopping center is located approx. 7 km outside of Gerasdorf, in the Seyring industrial area .
development
The first planning work for the shopping center took place in 2005. Construction work in the retail park area began in 2009, and construction work on the shopping center the following year. The property developer is BAI Bauträger Austria Immobilien, with the rental being carried out by EKAZENT.
In 2005, the G3 was the first shopping center in Austria to undergo an environmental impact assessment . In the course of the EIA procedure, measures were developed to ensure the habitat for native animal species such as the crested lark or the Viennese night peacock . The decision was issued by the office of the Lower Austrian state government on December 11, 2007 and the only appeal was rejected by the Environment Senate on March 26, 2008 due to a formal error.
On the opening day, October 18, 2012, 58,000 visitors were counted.
In March 2014 the shopping center was sold to ECE Projektmanagement Austria GmbH.
criticism
Points of conflict were identified in the course of the EIA. The shopping center does not have efficient public transport connections and therefore mainly creates motorized individual transport. The resulting increase in traffic of an additional 43,400 vehicle journeys per day is in turn having a negative impact on the quality of life in the region.
In the project applicant's environmental impact declaration, the situation in the planning area in 2005 (no EKZ, no S1, no A5) was compared with plan case 1 in 2009 (realization EKZ, S1 and A5) as the basis for all environmental assessments. As a result, in the opinion of the BMLFUW, the additional burden on the project could not be quantified. The relief effects of the S1 and A5 in the low-ranking road network (approx. Minus 35% traffic) are used up by the G3 shopping center.
