Builder's liability insurance

The builders' liability insurance offers insurance protection against legal liability claims due to the violation of traffic safety obligations (e.g. bad signage, bad lighting) when carrying out your own construction projects. It is often part of a new building insurance .

The client has to properly secure his construction site so that nobody can get injured there. It is common for the builder to delegate his / her road safety duties to the site manager / contractor. However, the client is still liable for the supervision of the site manager / contractor so that claims can be made if this supervision obligation is violated.

According to the construction site ordinance, a coordinator, e.g. B. an architect. The coordinator's task is to organize and monitor compliance with health and safety regulations and dangerous goods regulations. The client is responsible for appointing a coordinator if he does not take on this task himself.

In the personal liability insurance and the liability insurance , the builders risk is regularly already as part of the property owner liability insurance included, but limited in most insurers to a specific construction costs. If this construction sum is exceeded, a separate builder's liability insurance is required.

The builder's liability insurance premium depends on the construction cost of the project. It is calculated with a contribution rate, individually depending on the respective insurance company . Example: A construction cost of 300,000 euros and a contribution rate of 1 ‰ results in a net insurance premium of 300 euros. When taking out the builder's liability insurance, the builder announces the expected construction cost. The premium will then be billed after completion of the construction project based on the actual construction cost.
