Building land development

from Wikipedia, the free encyclopedia

According to Swiss law and spatial planning practice, the following applies: The precondition for building over land is zoning with a zoning plan , i. H. assignment to a residential commercial or industrial zone. With the zoning, the land is not yet ready for building. There is also a need to develop building land .

The development of building land in the narrower sense includes the access with a road (in the case of an industrial land under certain circumstances also the connection to the rail network with a siding) as well as the connecting lines to the water, sewage, electricity, telephone and possibly gas network.

The development of building land in the broader sense also includes further measures, such as the reorganization of the property boundaries and the other legal relationships to the land, sufficient connection to the public transport network , a higher-level footpath network and schools.

Example of the canton of Zurich (Switzerland): The development of building land is regulated in the district plan procedure.
