Dörnberg-Viertel (also Das Dörnberg ) is the marketing name of a development project for the site of the former freight station in Regensburg . The officially used name of the area near the track west of the main train station is "former railway areas south of Ladehofstraße". With an over-planned area of ​​23 hectares in the "inner city west", the city administration sees it as one of the most important urban development projects of the coming years. After the framework planning and urban development competition, the approval for a development plan was passed in July 2011, and construction has been announced for the beginning of 2015.

Planning in advance and development

From 1980, plans became known to relocate the freight, container and marshalling yard from the location close to the city center between Dechbetter Bridge and Kumpfmühler Bridge north of the Nuremberg – Regensburg railway line to the eastern outskirts. After the track areas had been cleared, the real estate company Aurelis , which was owned at the time, took over the area; from the end of 2006, preliminary discussions were held with the City of Regensburg about the future use of the area. Framework planning

The framework planning was initiated in July 2007 and a framework agreement between Aurelis and the city of Regensburg was concluded in August 2008. The plans not only extended over the actual railway area, but also encompassed an additional 120 hectare area including the Jahn Stadium , which was now vacated . The result presented to the city council in February 2010 envisages a threefold division of the building area into a commercial, a retail and a residential building zone, which occupies the largest area, and which should be separated by green spaces ("green fingers"). A green area with a width of 40 to 50 meters was also planned along the tracks. The new Klenze bridge to be built was planned for the development of traffic. The urban development competition organized by Aurelis on March 1, 2011 was based on this master plan; additional floor areas of 88,000 square meters for residential, 27,300 square meters for commercial and 2000 to 2700 square meters for offices and shops were specified. The first prize was awarded by the jury, equally composed of the city and real estate companies, to the Ammann Albers architectural office from Zurich, which divided the residential buildings into three sub-assemblies and arranged the green strips not perpendicular to the train tracks, but at an angle to them.

Sale to investors

In July 2012 Aurelis sold the site for an undisclosed purchase price to Dörnberg-Viertel Projekt GmbH & Co. KG , in which the real estate companies Bucher Properties and Hubert Haupt , both based in Grünwald , each hold half. The new owners announced that they intend to start construction in 2015 and will build on the results of the previous planning stages. Subsequently, however, they questioned the agreement between Aurelis and the City of Regensburg, according to which the developer has to bear more than half of the construction costs for the new Klenze bridge. The area is under the designation Dörnberg quarter or the Dörnberg as an association for a few blocks remote Dörnberg Park marketed.
