The Königsbau was built between 1856 and 1860 on behalf of King Wilhelm I in the late Classicist style as a business, concert and ballroom. The royal court architect Christian Friedrich von Leins together with architect Johann Michael Knapp received the building contract. The monumental building should form a counterpoint to the New Palace and is characterized by a colonnade consisting of 34 columns that is 135 meters long.

The Königsbau was badly damaged in the Second World War, and in 1958/59 it was rebuilt for the equivalent of 4 million euros. From 1991 to 2002 the Königsbau housed the Stuttgart Stock Exchange , which has since moved to Börsenstrasse.

Königsbau passages

The Königsbau-Passagen shopping and business center planned by the Berlin architects Hascher Jehle is located behind the Königsbau on an area of 8,600 square meters . The most conspicuous part of the building is a glass vaulted roof that connects directly to the Königsbau.

The foundation stone for the property was laid in September 2004, the topping-out ceremony took place in October 2005 and the opening on April 20, 2006.

The arcades cover 27,000 square meters of retail space on five levels. The “Stilwerk” alone comprises two of the five floors, a kind of marketplace for various furniture, furnishing and design shops under one roof. Around 18,000 square meters of office space are located on another five floors. A two-story underground car park with 420 parking spaces is located under the building.

The project had an investment volume of around 180 million euros.

Food lounge

After around half a year of renovation, the so-called Food Lounge was opened in August 2013 on the second floor of the Königsbau-Passagen. The cost of the renovation was around ten million euros. Since then, 13 restaurateurs have been offering various dishes on around 1200 square meters.
