Mönchs Posthotel
Mönchs Posthotel in Bad Herrenalb is a listed former hotel on Rathausplatz, which is connected to a monastery inn. It is one of the oldest inns in southern Germany, the history of which can be traced back to 1148. In addition, it is noticeable through the mysterious death of its last owner and the subsequent dispute over property. Since 2009 the Posthotel has been a focal point of the construction industry in the region, which is noticeable through international sales and constant planning changes.
History of origin
The former inn was acquired by Karl Andreas Mönch in 1863 and expanded by 60 guest rooms in 1890. Since then, five generations of the Mönch family had developed the hotel into one of the most famous German gourmet hotels. In 1968 Werner Mönch was a third generation hotelier. He founded the Bad Herrenalb-Bernbach Golf Club to drive tourism. The hotel has been a member of the Relais & Châteaux association since 1979 . The restaurant's kitchen was decorated with a Michelin star for 28 years .
Death of the owner
The hotel subsequently lost its Michelin star due to the emigration of top chefs and became insolvent due to floods, monetary claims and construction sites. The last owner Hubert Mönch died in this context in an unexplained way. He had a private apartment in the hotel. However, he was found dead in the hotel kitchen. He had fallen into a cutlery case through the kitchen skylight and bled to death. The roof of the hotel kitchen could only be accessed from the balcony of Hubert Mönch's private apartment by bridging two meters in height by jumping or climbing down. The criminal police did not rule out murder because the balcony door to the balcony of the private apartment was locked from the inside. Mönch may have been pushed onto the kitchen roof from the balcony and fallen through the skylight. Speculations ranged from suicide due to bankruptcy to manslaughter by debt collectors or an unpaid employee. The death of Hubert Mönch was never completely cleared up.
Sale to Dutch investors
The building stood empty for years until the Dutch Koeman family acquired the hotel and the neighboring buildings for 1.4 million euros in 2006. Through his company, Danko-Immobilien GmbH, Koeman intended to completely renovate and repair the listed building and the connected monastery bar. However, the Dutch family of real estate entrepreneurs encountered local legal resistance and civic resentment from the outset, which was due to the listed specifications, the tragic development of the building, a strictly managed building authority and sluggish planning by the commissioned architect. Because of these conflicts, the Koeman family decided in 2010 to sell the hotel again.
Sale to Siberian investors
The hotel was brokered to a Siberian investor group for 2.2 million euros through the contact person Vadim Eisenkrein from Baden-Baden . On February 9, 2011, the new owners and Bad Herrenalb's mayor, Norbert Mai (CDU), signed an urban development contract in connection with the sale of an urban plot of land on the listed monastery wall. The project should be completed by the end of 2012.
The payment of the hotel by the investors was hesitant from the start, so that the final sale only took place after the threat of legal consequences by Danko Immobilien GmbH. In 2012, Mönchs Posthotel & Spa GmbH was finally founded through which all payments were to be made.
The managing director was the contact person of Ukrainian origin Vadim Eisenkrein. Iron Kerin had already then a questionable reputation, as it was in the past for alleged arms trafficking in custody was sitting. Eisenkrein also acted through numerous subcontractors such as Baden Baden Contact GmbH in Baden-Baden in parallel with permanent residence permits for Russian families in the Black Forest.
Crisis of the construction project
A trust account for the payments made via Russia in the meantime was set up and managed by the responsible architect Alfred Abel at the Sparkasse Bad Herrenalb. All payments were made slowly and open tradesman's invoices for work that had already been carried out were only made across the board after a third reminder. For this reason, on the advice of the architect, the Siberian investors separated from the intermediary Eisenkrein and Baden-Baden Contact GmbH in order to take over Mönchs Posthotel & Spa GmbH themselves.
The building project was permanently modified in terms of planning. In the main body of the hotel, next to hotel rooms, a SPA area was to be added to the inner courtyard. The inner courtyard was to be formed by two apartment blocks with a row of shops below. According to a cost estimate, the total cost of the major intervention was 13 million euros. In return, the Russian investors requested a permanent residence permit in Germany.
However, since the development plan for the building plots does not provide for the use of apartments, but has only been advertised for hotel use, the building project met with legal contradictions from the outset. The author of the development plan, Prof. Baldauf from Stuttgart, did not agree to the change requests in the BP that were requested at local level. The building project was then presented to the state parliament in Stuttgart in 2013 by the mayor Norbert Mai (CDU) and the architect. However, there was no approval at the state level.
Since then, only the main building has been partially renovated. The apartment blocks were not implemented. Time and again there were delays in the construction and unprofessional construction work, as Mönchs Posthotel & Spa GmbH began to employ its own construction workers who were not technically trained, while payments for open invoices to local craft businesses were withheld for a long time. This led to a general loss of confidence in investors.
