General contractor

The general contractor is a building contractor who provides planning services in addition to the construction of a building . (see also general contractor ).

The scope of the planning services fluctuates. In any case, the general contractor has to provide the implementation planning ( work planning ), in some cases he also carries out the design and approval planning. In contrast to the general contractor, he also takes on planning tasks that are otherwise carried out by planners ( engineers and architects ) commissioned directly by the client . He bears overall responsibility for planning and executing the construction.

In addition to their activities as general contractors, the Zenekons in Japan are also materials suppliers, brokers and management companies. In addition, they have the option of obtaining their own building permits in Tokyo Prefecture .
