The implementation planning is the 5th of 9 service phases in the service profiles of the property and specialist planning according to the fee schedule for architects and engineers . It is followed by the preparation of the award .

In Part 1 of VDI 4700 , the implementation planning is defined as the fifth service phase of the HOAI's buildings and interiors . The contents of the planning and their significance for the further planning process are explained in a total of four comments. Part 1 of VDI 6026 also provides a clear definition.

Content of the planning

The execution planning includes the further development of the approved draft under execution-technical aspects. All calculations and dimensioning must be carried out as a basis for a ready-to-use solution. Tabular overviews are available for a comprehensible presentation of the results. Examples of this are door lists, in order to describe all the necessary key data for the doors, or valve lists in the area of ​​sanitary and heating planning, for coordinating the key data with the building automation trade. Clear descriptions of all system components and other facilities must be created. For this purpose, all relevant building materials, materials, performance values, characteristic data and, if necessary, the required manufacturers must be named. The focus of the implementation planning is the creation of implementation plans on a mostly larger scale than in the draft planning ( floor plans and sections in 1:50 scale , details from 1:20 to M 1: 1). The aim of the implementation planning is to create a set of plans that contains all the information necessary for the construction work . The coordination of the trades with one another must also be taken into account. For this purpose, the threading in and out of lines and line routes and their crossings should be shown as far as necessary by means of sections or enlargements of the plans.

The execution plans contain all the information that is required for the construction or conversion of the structure. These are, for example, dimensions, material information, information on quality and condition, tolerances and processing instructions. Written instructions in tabular form can also be part of the implementation planning. A parts list is not created. The execution planning is a prerequisite for the quantity take-off (colloquially: mass take-off) and thus serves to prepare for the subsequent service phase. When billing the construction work, the execution plans can be used as billing plans ( measurement plans) for measurement and the associated quantity determination. Planning errors lead to liability on the part of the planner.

In addition to the preparation of plans, for example in the building and interiors service profile according to HOAI, the schedule must also be updated in the implementation planning phase. Furthermore, after the commissioning of the executing company, the necessary assembly plans of the building structures and structural fixtures planned by the property planner were checked for compliance with the execution planning and the execution planning was updated on the basis of the trade-oriented processing during the project execution.

Planning process

As part of the implementation planning, the previous draft planning (LP 3) or approval planning (LP 4) is worked through to the extent that the building project can be implemented. During the planning process, there is usually an intensive exchange between all those involved in the planning and with external specialists such as experts , product manufacturers and possibly also executing companies in order to clarify detailed questions.

If the implementation planning is carried out by object and specialist planners, i.e. architects (service profile: buildings and interiors according to § 34 ) or civil engineers (service profile: civil engineering structures according to § 43 , traffic facilities according to § 47 or outdoor facilities according to § 39 ), structural engineers and TGA specialist engineers (service profile: Structural planning according to § 51 and technical equipment according to § 55 ), the basic services are to be remunerated according to German law by the rates specified in the HOAI.

In turnkey construction, the general contractor or total contractor (also often referred to as general contractor ) is commissioned with the implementation planning, who then partially creates this himself or in turn has it done by specialist engineers. For trades that carry out prefabrication in stationary companies, workshop planning or assembly planning usually follows the implementation planning. Steel construction is a typical example of this.
