The term turnkey solution or turnkey solution (English for turnkey solution ) has meanwhile established itself as a common term for offers or products of all kinds, which the customer can use or implement immediately after taking over without further effort. Once developed for the construction sector (turnkey construction), the term can now be found as a value-added service in almost all industries, mostly in the sense of a complete solution.

Companies and service providers generate a competitive advantage from this holistic approach in order to set themselves apart from their competitors. The client usually communicates via an interface with a central contact person who coordinates the entire project. This permanent partner monitors all processes and costs and documents the progress of the work for the customer.

Turnkey solutions can normally - after the symbolic handover of the keys - be used immediately and without adjustments. They are mostly tailor-made individual solutions in contrast to series-produced commercials-off-the-shelf (English for commercial products off the shelf), which are produced in large numbers and can therefore be produced much cheaper.

General meaning

Turnkey refers to something that is ready for immediate use. Usually for the sale or supply of goods or services. Turnkey solutions are offered by general contractors or supplier coalitions. The general contractor forms the interface between the investor, project manager and operator on the one hand and the planner, the individual trades and the functional levels in the company on the other. It relieves all those involved in the project at the particularly sensitive interfaces, where high friction losses often occur. Project cycles are significantly shorter thanks to the seamless processing.

Turnkey solutions are also available in the form of completely assembled parts or entire systems. They can be used immediately without any further preparatory work and can be integrated into existing systems, so they do not have to be laboriously developed or manufactured by a company. The same applies to completely manufactured systems that are purchased as a whole. In the case of open general contracting, the customer is free to decide which trades of an overall package he carries out himself and which he assigns to a central contractor. The term is z. B. also used in the construction industry, referring to the bundling of material and labor costs by subcontractors. A "turnkey" offer from a plumber would therefore include all the required parts (toilet, bathtub, fittings, pipes, etc.) as well as the work, without any involvement of the general contractor.

With a turnkey agreement, different units are responsible for the entire implementation of a sub-area of ​​an overall project. A large project is thus subdivided into smaller "independent" sub-projects, which are implemented by independent service providers and handed over "turnkey". As an example, when creating a new production facility, the entire infrastructure component (roads / sewers, etc.) can be "outsourced" as a turnkey project.

Turnkey solutions have become common practice, especially in the retail sector, and have established themselves as a proven means to an end in shopfitting. Today, full-service providers take over all work for their clients and offer a continuous production chain. Its individual links range from planning and conception to the construction or conversion of a store with its own furniture production to final assembly and permanent quality control.

Ideally, this also includes after-sales service with permanent professional support. The scope of this maintenance service is defined according to the requirements of the customer. As a rule, this includes all maintenance and repairs of a shop, but also the efficient coordination of technical and energetic processes of heating, ventilation and air conditioning systems or lighting. The additional services include an emergency call and alarm system. Some general contractors also dismantle a store when the tenant moves out. They pack, ship and store the furniture in the manner of a logistician and take care of the formalities when handing over the space to the landlord.

For the retail industry, turnkey shop fitting usually means price and deadline security. An experienced team of internal and external specialists is available to the general contractor. They include architects and designers as well as craftsmen and technicians. Some providers have expanded their scope of services: They clarify country or location-specific questions for their customers that arise even before the construction or renovation of a store, for example with authorities and authorities, and if necessary they also submit the construction plan.

Turnkey solutions are also available for other areas, such as turnkey solutions in plant and power plant construction, as business solutions for software processes, or as marketing solutions for better marketing of companies.
