The Association of Real Estate Managers Germany e. V. (VDIV Germany; former umbrella organization of German property managers, DDIV) is the leading association of home and property managers in the Federal Republic of Germany . It was founded in 1988 and currently represents the interests of almost 3,000 companies in Germany that are full-time in real estate management. They manage 6.8 million apartments with a value of 680 billion euros, including 4.8 million condominiums alone.

In 2019, the umbrella association of German property managers (DDIV) was renamed the Association of Property Managers Germany (VDIV Germany). In order to show the solidarity with its regional associations even stronger and to increase the recognition for all target groups, the federal association now appears under the same abbreviation as its regional associations.

The association is committed to professional property management and represents their interests in politics, business and the media. The field of activity of real estate management is becoming more and more complex. Commercial expertise, legal expertise and basic technical knowledge are required to meet the growing demands. The VDIV Germany informs property management u. a. on topics of current jurisprudence, has tips for the WEG administration practice and explains aspects of energy-efficient and age-appropriate renovation.

In cooperation with DDIVservice GmbH, real estate administrators are offered high-quality further training on practice-relevant topics. In over 300 seminars and technical discussions each year, property managers and real estate managers can obtain qualified training and exchange ideas on specialist topics and current legal developments. In addition to half-day and full-day seminars, the association also offers formats such as the VDIV winter conference in the Austrian Alps and the VDIV summer academy on Mallorca. In addition, the association has been organizing the German Administrators' Day since 1993 . Around 900 managing directors and specialists from property management and real estate management, decision-makers from the housing industry and guests from politics, media, science and business come together to exchange ideas on current topics in the industry. The annual awards Property Manager of the Year , ImmoStar and NachwuchsStar are presented in the course of the two-day specialist congress with associated trade fair . Reform of the Condominium Act (WEG)

The VDIV Germany has been committed to a comprehensive reform of the Apartment Ownership Act (WEG) since 2013. The association has identified a large number of complexes in need of reform (cost allocation key, voting quorums, subsequent approval procedures, quorum, legal capacity of the community, size of the administrative advisory board, competencies of the administrator) with lawyers specializing in residential property law and representatives of management practice. More than 9 million condominiums in 1.8 million owner associations are managed by residential property managers on a fiduciary basis. They have to implement over 60 laws and ordinances. Due to the complex tasks and the increasing area of ​​responsibility of real estate administrations, the professionalization of the industry is of great importance for consumer protection. In statements and public hearings, the VDIV advocated establishing access requirements for commercial residential property managers. Since August 1, 2018, a legal requirement for a permit for residential property managers has been in force for the first time (law introducing professional authorization regulations for commercial real estate agents and residential property managers).

The certificate of competence for commercial residential property managers is still pending. From the point of view of the VDIV, it is a basic requirement for the further professionalization of the industry, as meaningful further training can only take place on the basis of a sound basic training. The association therefore advocates introducing the certificate of competence as part of the WEG reform. In mid-September, the delegates of the VDIV Germany unanimously decided to develop a voluntary specialist course. This is intended to implement a basic qualification for the industry nationwide.

In addition, the DDIV is committed to the introduction of a real estate manager apprenticeship. This is because real estate management only takes up a comparatively small proportion of the two or three-year training courses for real estate agents.

Publications

The VDIV Germany issues a large number of specialist media and publications for the industry: the VDIV newsletter appears twice a month and has a subscriber base of over 14,000 readers. In addition, the VDIV is the publisher of the VDIVaktuell magazine, which appears eight times a year with a print run of 14,000 copies. In addition to various key topics, topics relating to technical, infrastructural and commercial building management are dealt with, current case law and BGH judgments and their effects on the administrator are explained and information is provided on personnel development, office management and relevant financial issues. In addition to this, the special edition “VDIVaktuell - Verwaltungsbeirat” appears annually with a circulation of around 50,000 copies, which is aimed at advisory boards of owner associations. Annual award

The "Property Manager of the Year" is honored annually by the VDIV. All property management companies in Germany can take part in the annual competition. The topics for the election of the property manager of the year are advertised anew every year. They include all areas of the company such as marketing strategies, customer satisfaction, special services, employee satisfaction, etc.

All applications are evaluated by a jury consisting of experienced property managers, the executive committee and the premium partners of the VDIV according to objective criteria. The announcement and award ceremony takes place annually in a festive setting on the gala evening of the German Administrator's Day in Berlin.

The association consists of the general assembly, the executive committee and the association council. The presidium is elected for five years. The office is based in Berlin . Martin Kaßler is the managing director.

Regional associations

Almost 3,000 full-time property management companies have come together in ten regional associations. The companies organized in the VDIV regional associations look after around 6.8 million residential units, including 4.8 million WEG units alone , with a total value of around 680 billion euros. The member companies manage around 545 million square meters of managed living space and usable space. As one of the few national professional associations, the VDIV registers constant popularity.
