The Viertel Zwei is an office and residential area in Vienna's 2nd district, Leopoldstadt . Construction began in 2007, and the first construction phase was completed in 2010.

Location and traffic

The quarter currently has an area of ​​approx. 40,000 m². It is bounded by the Trabrennstrasse in the west, the Vorgartenstrasse in the north and the Trabrennbahn Krieau in the east and south. The area is completely car-free and is mainly accessed via the Krieau underground station on the U2 line .

Development

The tallest building in the district, the Hoch Zwei office tower by architects Henke and Schreieck, is located directly at the Krieau underground station . It is 80 meters high, has 23 floors and 21,700 m² of lettable space; it acts as the headquarters of OMV . To the east are the office buildings “Plus Zwei” and “Biz Zwei” (architect: Martin Kohlbauer), as well as “Stella Zwei” (Zechner & Zechner). To the south of it are the four buildings "Rund Vier" (Henke and Schreieck). To the west, on Trabrennstrasse, is the "Hotel Zwei" with 251 rooms (Zechner & Zechner). The suffixes "Zwei" refer to the 2nd district.

The only old structure in the area is a warehouse built around 1910 that was used by medical organizations. In 2006 it was renovated, revitalized and named "Loft Zwei".

A 5,000 m² artificial lake was created between the buildings. Altogether, more than 4,000 people work in 26 companies on more than 80,000 m² of office space in Viertel Zwei. The project management has the IC Projektentwicklung GmbH in Vienna.

Further construction phases

New residential building "Rondo", 2020

In the coming years, Viertel Zwei will be expanded, with more office space and living space for 1,800 people being created largely on the area of ​​the Trabrennbahn. The trotting track is listed and will be preserved. In the east, the stables up to Meiereistraße are to be renovated and partially adapted for commercial use. In the southwest, between the WU campus and the Trabrennbahn, office buildings and residential buildings as well as “micro-apartments” for students are being built. The area should blend in harmoniously with the WU campus with green spaces and paths. The currently desolate grandstands are being renovated. The function of grandstand 1 is retained, grandstands 2 and 3 are to be adapted for commercial use. The architectural competitions were concluded in May 2014 and construction work began in 2015. The 36,700 m² area along Trabrennstraße was completed in 2017, the 44,000 m² area on Meiereistraße will follow in 2021.
