The Bautzen Housing Association (BWB) is a municipal housing company of the city of Bautzen . It manages around 3,700 apartments and 100 commercial units - including retail and service space, offices, medical practices and restaurants - as well as around 1,800 parking spaces and garages in Bautzen, making it the largest landlord in the city.               

history

The BWB was founded on December 11, 1990, just a few weeks after German reunification , as a 100% subsidiary of the city of Bautzen. Since then, your task has been to provide the citizens of Bautzen with secure living space based on demand. The BWB is 100% municipal property.

Since the BWB was founded, the number of residential and commercial units has decreased considerably. At the beginning, around 10,000 units had to be managed. Many objects were transferred back to the previous owners in accordance with the Property Act. In order to fulfill the privatization requirements according to the old debt relief law, extensive sales had to be realized. In order to counteract the structural vacancy rate, several apartment blocks were demolished as part of the urban redevelopment east. The development of the portfolio is shaped in particular by these focal points, but also by further sales of free float, the demolition of some properties that cannot be renovated and the new construction at selected locations.

Kornmarkthaus

When the BWB was founded, the holdings previously managed by VEB Gebäudewirtschaft Bautzen were taken over. Many of these buildings, especially the old structure, were backlogged with renovation work. One of the challenges was to prepare numerous apartments free of defects and with contemporary furnishings. Since then, most of the apartments and buildings have been renovated, windows replaced, heating systems modernized and facades redesigned. Almost all trades were involved in these projects with different scope of services. This enabled vacant apartments to be returned to the housing market. Around 800 apartments are barrier-free and can be reached with an elevator. The infrastructure in the residential areas was also gradually improved. New parking spaces, playgrounds and newly designed outdoor facilities are intended to enhance the living environment. As part of the urban development, the BWB also erected some new buildings and thus closed gaps in construction. The largest project was the construction of the new Kornmarkthaus, a residential and commercial building, on the place where the "House of Fashion" was formerly located. The investment volume was around EUR 17 million.

BWB has invested almost EUR 250 million in 25 years. In doing so, it has renovated or rebuilt around 90% of its housing stock. New buildings with 4-room apartments for families are currently being planned.

Housing stock

BWB rents out apartments in various parts of the city of Bautzen. These include: inner city , Gesundbrunnen , Nordostring , Ostvorstadt with Allendeviertel, Musikerviertel and Thrombergsiedlung, Westvorstadt , Südvorstadt  and some objects in rural areas. In addition to apartments in old buildings in the city center, BWB's housing stock also includes apartments in modernized apartment buildings, in the “Platte” and in new buildings.

With the “ Hexenhäusl ”, the former “Golden Lamb” or today's “Mönchshof” some of the oldest buildings in the city are part of the BWB's portfolio. In 2014, the new “Kornmarkthaus” building was completed on the former site of the experimental building in the GDR.

Economic situation

As of December 31, 2016, the balance sheet total was EUR 114.7 million. The equity ratio was 69.7%. The BWB's financial position is in order. Business development and the economic situation are assessed positively by the management.

The average net rental price has risen to 4.75 euros / m² in recent years.

The BWB currently employs 24 full-time and 10 part-time employees.

social commitment

The BWB does not take part in fundraising campaigns or sponsoring measures. However, the company cooperates with those responsible for social issues and thus promotes initiatives and activities that improve coexistence in the neighborhoods. A social worker helps tenants deal with various problems.

Supervisory board

The supervisory board consists of new members, currently all city council members. He supports and advises the company on all important decisions. The current composition of the supervisory board is documented on the company website.

Award

In 2007, the BWB received the German Builders Prize Modernization for the redesign in the area of ​​O.-Nagel-Strasse 48–78 / F.-Ebert-Strasse 6–10. The motto of the competition was "High Quality - Affordable Costs".
