Women's dormitory (Esslingen)

The women's dormitory at Heilbronner Strasse 20 in Esslingen am Neckar was a women's dormitory that was set up by an all-female building cooperative .

prehistory

Esslingen am Neckar was one of the few towns in Baden-Württemberg that suffered little damage during the Second World War . In the post-war period there was therefore an increase in population of almost 50 percent from 48,732 people in 1939 to 71,186 in 1947 compared to the pre-war situation. There was no way for single women to get a self-contained apartment with their own kitchen, as families were given preferential treatment. The local council therefore decided in 1949 to support the construction of a dormitory for single working women.

On November 4, 1949, the founding meeting of a non-profit building cooperative took place. This was named "Frauenwohnheim e. G. mb H., Esslingen a. N. “28 women joined the cooperative immediately. The condition was the payment of 10 DM when submitting the membership application as well as the purchase of at least one business share for the price of 300 DM. A six-member supervisory board appointed the three board members Hedwig Rümelin, Eugenie Imendörffer and Else Grüninger to take over the administration two weeks after the founding meeting and management of the building cooperative were responsible. This was entered in the register of cooperatives at the local court on March 15, 1950. By April 1951, the number of 80 members necessary for the cooperative to be recognized as a non-profit organization had been reached.

The construction

In April 1950, a limited competition was announced among six architects who were to design a four-story house with around 80 residential units. The requirement was that all residential units should have a balcony , and some should have their own kitchens and bathrooms. A central heating , a caretaker's house and a laundry room should also featured. It was decided in favor of the design by the architects Otto Schwarz and Ernst Kimmich, whose cost estimate amounted to 550,000 DM. At a municipal council meeting on October 25, 1950, the corner of Olgastraße / Alleenstraße (later Heilbronner Straße) was planned as the building site for the two-wing residential complex. The construction was financed with a loan from the Württemberg Municipal Insurance Association in the amount of 100,000 DM, a mortgage of 200,000 DM from the Kreissparkasse Esslingen, a state loan in the amount of 136,500 DM and the members' own contributions. A further DM 50,000 was to be withdrawn from the special contingent for the state's 1951 housing program. The construction plan was approved on December 18, 1950. The companies Haug & Cie and Motz and Fischer were commissioned with the construction. The topping-out ceremony was celebrated on June 6, 1951. On November 29 of the same year, the women's dormitory was inaugurated.

The flats

Since the shell had already resulted in costs of DM 470,000, savings were made in furnishing the apartments. So were z. B. built in roller shutter boxes, but not the associated roller shutters.

In the main wing of the women's dormitory, 16 residential units with 35 m² each were built. In addition to a living room and a bedroom, these each had a bathroom with toilet, a kitchen and a washing facility in the anteroom between the kitchen and bathroom. In addition, 36 residential units with 25 m² each were set up in the main wing, which did not have a bathroom and between which there was a toilet that was used by two parties. Only four residential units had an area of ​​45 m², on which two rooms, kitchen, bathroom and hall were accommodated. All residential units in the main wing had balconies.

The side wing contained 24 single rooms, each 14 m², which were equipped with washbasins . There were eight rooms on each floor, each of which had to share two toilets and a kitchen.

On each floor there were also two shared bathrooms, which, unlike the residential units, were also connected to the hot water supply, while the rooms and apartments only had cold water connections. In order to use the bathrooms, the residents had to sign a list and enter each bathroom, the time of which was limited to 45 minutes and which had to take place on weekdays between 8 p.m. and 9:30 p.m. For such a bath 60 pfennigs had to be paid. By the way, the residents had to have the bathtubs installed separately and at their own expense, as one of the city leaders had initially prevented them from being installed in the course of the construction of the dormitory on the grounds that "folk duds" did not need a bathroom.

A monthly rent of DM 30 had to be paid for the smallest residential units and DM 70 for the largest. Additional costs were DM 4 for caretaker, cleaning service, garbage disposal and water, plus DM 7 to 17 for the coal-fired central heating.

The green area was designed and maintained by Helene Piffl, one of the first residents. This was even recorded in the house rules .

Further development

In 1962, the building cooperative was stripped of its non-profit status because it was unable to provide evidence of any further building projects after the women's dormitory had been built. But it wasn't until 1968 that it merged with the Esslingen building cooperative.

Before 1987 the heating was switched to gas and oil firing, in December 2000 the house was connected to the district heating supply. The side wing was gradually renovated until 1987. Instead of the original eight rooms with communal facilities, five apartments have been furnished according to modern standards on each floor. However, this led to a rent increase in this wing, which prompted numerous former residents to move.

Some residents lived in the Esslingen women's dormitory for several decades. It was not until the beginning of the 1990s that the name “women's dormitory” was deleted and men were also allowed to move in, although a number of residents had protested against it.
