Commercial yard
A commercial park is a settlement of small and medium-sized businesses , craftsmen and traders , in which cooperation is promoted and the principle of "living and working" is made possible.
requirements
Most commercial yards fit into the inner-city structure and fit into the urban landscape thanks to the infrastructure provided . The municipal planning provides suitable areas or former industrial buildings that are not very attractive for residential or recreational purposes. Appropriate measures give priority to the settlement, which then leads to higher income in the trade tax . Today, with a suitable road connection , at least an additional electrical , telecommunications and broadband connection is required, and the water supply and sewage disposal must be set up by the municipality to facilitate settlement.
history
As early as the Middle Ages, certain craftsmen, controlled by the guilds - privileged or patronized - were settled in certain places. This is often still found today in the street names of cities with medieval cores. On the other hand, certain trades were relegated to the city gates (leather, tanners) or they needed water (papermakers, dyers).
Already with the industrialization from 1850, quarters were set up on the edge of the residential development, which were reserved for the trade. At the beginning of the 20th century, this idea was taken up by the awakening "care for life". The mutual commonality of the smaller craftsmen and traders should also be promoted. On the other hand, the business was to be housed outside the closed residential development of the new founding district , but not away from supply centers. At the same time the possibility of living at the place of work was created for the self-employed. Such a facility is the Hackesche Höfe in Berlin, the largest facility.
The closure of large industrial companies or their relocation to the outskirts often results in fallow areas in the city center, which are converted into commercial yards, and the necessary infrastructure is available. One example of a commercial park in Berlin are the " OsramHöfe ". These were set up on the premises of the former electrical company.
In the 21st century, there are often lofts , partly in old commercial halls , that are used by artists and architects, which are usually the first steps towards gentrification of the districts.
The commercial park in the west end of Munich is the first commercial park in Europe to be connected to a technology center. This means that new techniques can be used immediately in craft and trade. The new building of the commercial area with technology center was built in the former tire factory "Metzeler". Other big cities in Europe, such as u. a. Paris and Milan have adopted this type of commercial yard.
In Dortmund, the Union Gewerbehof on Huckarder Strasse is a location for around 60 small and medium-sized companies employing 190 people.
