The Hyatt Regency Warsaw was a 5-star hotel on the outskirts of Warsaw's inner city district . The luxury hotel, the construction of which was accompanied by disputes between general and construction subcontractors, was operated by the Hyatt Hotels Corporation . In early 2014, Hyatt sold the hotel.

location

The Hyatt is located on Ulica Belwederska (No. 23) and thus on the historic Königsweg . The south entrance to Łazienki Park is in the immediate vicinity , but other sights of Warsaw are not accessible on foot. The hotel is located in a triangle between the four-lane Belwederska and the six-lane Ulica Spacerowa . The building of the Trade Mission and Consulate of Russia and the park of the Russian Embassy are adjacent to the north . On the opposite side of Belwederska is the simple hotel "Hera" of the University of Warsaw . The inner city park “Morskie Oko” begins on the other side of Spacerowa .

history

The construction of the luxury hotel was accompanied by disputes between the general contractor and its construction contract partners, which not only led to media coverage in the early 2000s, but also significantly delayed the completion and timely opening of the hotel.

Participating companies

The hotel building was planned by the architects Polsko-Belgijska Pracownia Architektury (the studio had already designed the Warta Tower and the Sienna Center in Warsaw ). Cosmar Polska SA acted as investor . The general contractor was Cogei General Construction Company Polska Sp. Z oo. Warbud SA took over the civil engineering . Hill International was responsible for the construction management and supervision . The hotel is operated by the Hyatt Hotels Corporation . The hotel was built between 1998 and 2002.

Financial scandal

In the course of the construction work there were disputes picked up by regional media between the general contractor Cogei and various construction subcontractors. Cogei refused to pay subcontractors with reference to a supposedly poor or delayed construction . The Cogei demanded by the affected companies a compensation amounting to 50 million zloty . The dispute resulted in the completion of the building and the hotel opening being delayed by around a year. According to the managing director of Cosmar Polska , the investor incurred losses of 44 million zloty. Around 50 companies involved initially complained that Cogei did not pay for their services , including Instal-Export , which reported outstanding debts of up to 23 million złoty.

The plaintiff Polish construction companies expressed their fear to the media that after the hotel was completed, the Cogei , which was founded specifically for the construction, could disappear in the context of bankruptcy with the difference between the general contract amount negotiated by it and the amounts paid out to subcontractors. The Polish MP Grzegorz Gruszka therefore turned to the Minister of Justice of Poland in April 2000 with a question (No. 610) as to whether and when the Cogei , who had been accused by various companies , would be prosecuted .

There were protests and rallies against the "Italian crooks" (Polish: Włoski naciągacze ) in front of the hotel. After clarification of claims from smaller contractual partners , claims from and against five large subcontractors ( ABB Instal , Almides , Instal-Export , Instal Poznań , Tanaka ) remained in dispute, which were clarified before an arbitrage court .

Even if Hyatt itself was not one of the parties to the dispute, the brand of this hotel chain suffered from the negative media coverage, which led to emotions among the population.

Evacuation due to bomb alarm

In August 2003 there was a bomb alarm and the hotel was evacuated. An employee of the hotel had discovered a bomb-like toy in one of the rooms and set off the alarm. A large-scale deployment of fire engines and patrol cars was triggered.

Election evening in the hotel

In October 2007 it became known that the election night of the Prawo i Sprawiedliwość party was to take place at the Hyatt. The choice of the expensive hotel as the venue was criticized by political opponents.

architecture

The building was built on the basis of a light steel structure (based on a project by Jerzy Czyż, Leszek Klajnert and Tomasz Tomaszewski). It has the shape of an irregular triangle with the fully glazed café (or bar) in the inner courtyard. The hotel has a usable area of ​​30,000 square meters, which are spread over nine floors. In addition to 250 rooms and suites, there is an underground car park as well as a swimming pool / SPA area and several restaurants, including the “Ventri Tre”. In the basement there is a casino ( Casinos Poland ).

Outwardly unimpressive, the interior is a successful combination of simplicity, functionality and quality of the materials used. Furnishings come from the designer Lorenzo Bellini. The lobby area stands out in its simple modernist design from the rather opulent furnishings of other luxury hotels in the city.
