Jumeirah Gardens

Jumeirah Gardens is the name of a construction project in Dubai , United Arab Emirates .

The project

The project was presented by the project developer "Meraas Development" in October 2008 at the world's largest real estate fair "Cityscape Dubai". It is an urban redevelopment, for the realization of which extensive, already built-up areas from the past three decades in parts of the districts "Old Satwa" and "Al Wasl" in the Dubai district of Jumeirah have to be cleared by demolition. The total investment for this large-scale upgrade was put at the equivalent of 73.5 billion euros.

Demolition of built-up areas

The approximately 10.2 square kilometers of converted areas should accommodate around 50–60,000 residents. Because of the planned high residential density almost exclusively in high-rise buildings, it is promised to create the newly designed district with lots of green in the sense of a park city . The district around New York's Central Park is named as a model . On the almost 6 km long stretch of land northwest of Sheikh Zayed Road , which is bounded to the east by Al Diyafah Street and ends to the west at Safa Park, a relatively narrow band is to be created as a compacted zone with mixed residential and office buildings. The already existing, mostly simpler and low-rise residential and commercial buildings are therefore to be gradually demolished. Criticism is expressed above all by residents who have lived in the district with relatively low rents for years because they expect higher rents that they cannot finance, which amounts to displacement.

The centrally located site is to be traversed by a navigable canal from east to west with a connection to the sea not far from Rashed harbor. In the west, this waterway will also be connected to the extended Dubai Creek , which runs through Business Bay to the south and then also flows into the Persian Gulf to the north. In the middle of the development area, a lake-like expansion is planned as a district center. The project developer is planning eight outstanding "landmarks", including a skyscraper that is reminiscent of a tuning fork with three tongues. Another skyscraper resembles an index finger and another huge object is erected as a three-part archway.

In October 2009 Meraas Development presented further detailed plans. The central axis of the slender construction area is to have a tunnel that extends from the northeast on the edge of Deira about 6 kilometers to Safapark. The four-storey structure is to take on several functions: 1. Relief of the ground-level road traffic from commercial traffic (heavy traffic, delivery vehicles), 2. Addition of a double-track subway and 3. Installation of multi-storey parking levels. Whether this project will be implemented with the participation of the RTA transport authority is still open, the RTA says it has no plans to build another stretch of the Dubai Metro parallel to Sheik Zayed Road. It would therefore be an isolated "private" subway, similar to the private Dubai monorails .

Time schedule

The schedule for Jumeirah Gardens provides for the construction of a first smaller section from 2011 to 2013, while the entire district redevelopment should be completed by 2023. According to Meraas Development, this time the economic crisis should not lead to pause or postponement, but rather be used as an opportunity. Z. (end of 2009) for lower compensation payments to the owners of the areas to be converted.
