The Kleinhaussiedlung am Steinberg is a listed residential complex in the Berlin district of Tegel in the Reinickendorf district . The estate was built in 1919 and 1920 by the Berlin architect and city master builder Ernst Hornig .

The settlement consists of 62 residential units with five rows of terraced houses, one duplex and three apartment buildings. It comprises the streets of Am Brunnen 1–22, Am Rosensteg 1–8, An der Heide 1–12 and Kehrwieder 1–2.

Traffic situation

To the south it borders on the Tile-Bruges-Weg and to the north on the Nordgraben , which flows here towards Tegeler See . Since 1926/1927 the small house settlement has been framed by the Tile-Brügge-Weg settlement designed by the architect Wilhelm Büning , and this settlement is also on the Berlin State Monument List.

Each residential unit has a kitchen garden, which was used to secure a livelihood, especially in the post-war years . Fruit trees can still be found on the site today, which were planted when first occupied in 1920. Today the gardens offer a high recreational value for the residents of the settlement. In its entirety, the settlement conveys an almost rural character, hence the nickname "Klein Kleckersdorf", which is still in use today, as the settlement is affectionately known by some locals.

Managed by the Housing Office as a state-owned settlement until the 1980s, the small houses, which give visitors the feeling of a small village in the hustle and bustle of Berlin's big city, were lovingly cared for and looked after. Since GSW took over the estate in the mid-1980s, more and more damage to the building structure has been ignored and some of the houses have simply been left to decay. Today many houses are in a very bad condition and urgently need repairs. Only through the commitment of the tenants, who tried very hard to keep their houses and apartments in good condition, could worse have been prevented so far. Free living space, especially for families with children, which in the past also resulted from the death of tenants, has not been re-let for years.

For some time now, small terraced houses with gardens have stood empty here. A few years ago, GSW sold the estate to a private group of investors. The new owner, Am Steinberg Entwicklungsgesellschaft mbH c / 0 ID Fondsconcept , would now like to carry out a renovation / modernization and utilize / sell parts of the estate economically.
