The buildings of the courtyard were built at different times. The oldest building is probably the side building with an arcade. Based on the building findings, it must be assumed that it was built around 1700. The stable house and the barn were probably built around 1800, the second side building was built in 1907 according to the dating. The other dates are based on comparative estimates of the buildings. Documents were not available, and there were no dates on the buildings.

  • Residential stable house: On the eaves side facing the main street, two-storey, longitudinally rectangular building with a clad half-timbered upper storey and a solid ground floor. The building is completed by a high, well-proportioned half-hip roof. Grain elevator preserved on the roof on the courtyard side. A special feature are the groin vaults in the hallway that have been preserved inside.
  • Side building with portico: the most valuable and oldest building in the courtyard. Two-storey, longitudinally rectangular building with a seven-bay upper arbor with flared head braces and boarded-up parapet panels. The ground floor was massively driven under. As a result of this construction work, the arcade was also driven under, so that it no longer protrudes today. The leaf seats that have been preserved on the frame of the ground floor give a clear indication that this building originally had a half-timbered ground floor. Furthermore, the type of wood connection shows that this building was built before 1750. In Niederlungwitz three arcades have been preserved in their original condition. Side buildings with arcades have also become rare in the neighboring villages, so that the singularity of this type of construction results in a special public interest in preservation.
  • Barn: One-storey half-timbered building with wooden gates and a hipped roof, the gable is clad. It is a typical landscape barn in good original condition.
  • Side building with coach house: two-storey half-timbered building with a solid ground floor. The half-timbered structure on the upper floor with a door to retrieve the harvested crop. Remise on the ground floor. The building is completed by a gable roof. The street-side gable was designed as a massive decorative gable. A flower shop was housed on the ground floor of this building, which represents a sensible use of this side building, which is no longer used for agriculture.

No significant impairment of the building stock can be determined.

This homestead belongs to the original inventory of the Waldhufendorf Niederlungwitz. There is one farm after the other along the main road. The village structure, which was well preserved at the time the monument was registered, prompted a proposal for a monument protection area to which the aforementioned courtyard belongs. The Hauptstr. 56 is one of the best-preserved farmsteads in this place that has been renovated in a way that is appropriate to the monument.

The monumental value of the farm results from its scientific value as a fully preserved four-sided courtyard complex with largely original living and farm buildings as well as from the singularity of the arcade and the old side building. Furthermore, the landscape-shaping importance of this courtyard is to be mentioned as part of the village ensemble which has been preserved as a closed structure. (LFD / 1995)

  • History: Research by local researcher Fritz Resch revealed that the mill was first mentioned in 1489. Presumably, a predecessor of today's mill stood in the place of today's mill from 1489 to 1739. There are no indications of a possible destruction of the previous building. In 1739 a new building was erected at the old location, which is still preserved today with only minor changes. This mill corresponded to the state of the mill construction art of the 18th century. The owner of the replacement building was the miller Johann Gottfried Rabe, who had the mill rebuilt as a panster mill with two panster works in 1739. On the door portal, the following inscription refers to the client: “The mill was built from scratch by Mstr. Johann Gottfried Raben AO 1739”. In 1771 the north gable and the pansterworks were destroyed during a heavy flood. The pansterworks were no longer installed and the north gable was designed as a brick wall instead of a half-timbered construction.
  • Mühle: As already mentioned above, a half-timbered house built by Johann Gottfried Raben in 1739, which has essentially been preserved in its original form. The ground floor is now massive in brick construction. The door portal from 1739 as well as the formation of the window reveals inside and other construction details suggest that the ground floor was built in 1729. The half-timbered structure on the upper floor with closely spaced posts and therefore narrow compartments is typical of the first half of the 18th century. The building is rounded off by a high, half-hip roof. According to the building permit from December 1913, a half-timbered extension with brick lining was added to the west side by February 1914. The large two-section old German oven built into the building from the west side in around 1865 was provided with an enclosure and roof made of solid masonry with a slate roof.
  • Cutting mill (Mühlenstr. 18): Saw frame manufactured in 1895 by the Berthold company from Neukirch / Lausitz.
  • Mühlenspeicher (Mühlenstrasse 19): New building built in 1898 to replace the previous building. Two-storey, massive plastered building with a crooked hip roof with floating gables in very good original condition. Inside, the stairwell, room structures and doors have been preserved.
  • Mill technology: In the work on mill construction by the Zwickau scientist Jacob Leubold "Theatrum Machinarum Molarium or the scene of mill construction art", the technology of the Panster mill is presented. The technique of the Niederlungwitz mill corresponded to the technique shown in this work. “The special construction method and sensibility of the Pansterwerke results from the need to be able to react to different water flow rates. The only technical possibility of those days was the manufacture of a height-adjustable water wheel mechanism. ”(Christian Metzeroth, manuscript 2009) In Metzeroth's opinion, there was“ no more functional demonstration model for the functioning of panster mechanisms with draw panels ”in Saxony. The Lungwitzbach shows considerable fluctuations in the amount of water, so that “the Pansterwerk was the ideal construction for adapting the mill to the water”. In the period between 1489 and 1739 the mill was certainly driven by one or two undershot "rod wheels". The technique for this is described in the same work as mentioned above by Jacob Leupold. From 1739 to 1771 the mill worked with panster works. The panster slits in the moat wall on the north side are still there. After 1771, thanks to the construction of the first weir, it received two overshot water wheels, which were exchanged for a Francis turbine with up to 54 hp in 1922 . From the 2 m wide wooden chute of the water wheels, which were built in 1922, around 8 m of the original structure between the sawmill and the mill was preserved in 2009 as a result of a roof that was made in 1922. Since a wooden channel in mills only has a lifespan of 20 to 30 years, this remnant piece that has been preserved in this way is unique.
  • River weir: 1897 Replacement of the wooden river weir with a new weir (Faster-Heimwehr). This weir existed until the floods in 1954. However, the weir was only slightly damaged. "The launching floor at the weir threshold, which is 23 m wide, 50 m long and 3.1 meters inclined, as well as the demarcation made of quarry stone masonry remained unchanged until 2002." Today, the oak beams of the wooden basic structure of the weir can still be seen between the quarry stones. Due to structural interventions during the August floods in 2002, the demarcation was severely destroyed and then poorly restored. The weir pond was reconstructed and completely cleaned up in 1957. Due to various circumstances, almost 70 percent of the mill pond silted up. According to the plan drawings, the weir system was built in 1897 on behalf of the mill owner Robert Ernst Medicke.
  • Mühlgraben: The Mühlgraben has a length of 935 meters and is located on parcel 243. The moat is still completely preserved today. The course of the trench and its basic form have remained largely unchanged in the more than 500 years of its use. The technical facilities of the Mühlgraben listed in the water book of 1922 are complete and in the same form.
    • Inlet structure: A monolithic trench consisting of a water divider and an inlet channel with a circumferential groove to accommodate the slide gate. In 2002, a new valve system based on the old model was installed at the original location.
    • Free floods in the Obergraben: This is an overflow pipe from the Mühlgraben into the main body of water to protect the residents. The tube of the free floodlight is still preserved.
    • Inlet channel, sole fastening, inlet threshold, free channel and height bolts (used for measurement): These parts from 1922 have been preserved.

The approximately 935 m long Mühlgraben is owned by the Obermühle. It is divided into approx. 475 m ditch above the mill (upper ditch) and approx. 460 m ditch below the mill (lower ditch). Another mill ditch of around 2.0 km in length follows directly and carries the water on to the lower or paper mill. The tee used today by the upper mill to return the water from the ditch to the Lungwitzbach is approx. 150 m on the ditch of the lower mill.

In summary, it can be stated that the situation at the weir and the Mühlgraben corresponds to the situation in 1897. Due to its over 500-year existence and its technical equipment, which is now over 100 years old, the Mühlgraben is of great importance in terms of technical history, local history and the local image.

Monument value: grinding mills with four gears, with a sawmill and historical bread factory with a comparable closed structure and state of preservation, which document the state of the art of the 18th century, are hardly or no longer to be found, at least in Saxony. This makes the Niederlungwitz Obermühle St. Peter unique. An integral part of the mill are the mill ditch, the mill pond (even if currently partly silted up) and the river weir with all associated parts of the system. The entire production process of a mill can only be identified through these parts. In many cases, these plant parts or other components of the mill were lost, so that ensembles such as the Upper Mill St. Peter in Saxony are becoming increasingly rare. (LfD / 2013)

1687 Dendro Architecturally, historically, ethnologically and socially-historically extremely important, closed preserved half-timbered farm, with probably the oldest block storage in Saxony (dates from the late Middle Ages), residential house with ancient half-timbered construction (Thuringian ladder half-timbered, head struts), old half-timbered barn, one of the most important historic farms in Saxony.
  • Three-storey block storage: the only one preserved in Saxony,
  • Residential building: Formerly with surrounding timber
  • Sheepfold: Presumably built in two sections - first floor 17th century, upper floor early 18th century - half-timbered with passage and block section on the first floor,
  • Side building: with remains of an upper arbor and showers.
