The Marienturm is a 155-meter, 38-storey high-rise that was built from 2015 to 2019 by the Frankfurt property developer Pecan Development GmbH at Taunusanlage 9-10 in the financial district of Frankfurt am Main . The tower stands on the so-called Marieninsel, on which there is also the Marienforum, a ten-story office building, and Marienplatz.

Beginnings

In 2004, plans became known to demolish the 75 meter high office building Taunusanlage 11 , located at the prominent intersection of Taunusanlage and Mainzer Landstrasse in Frankfurt's banking district , in favor of a 250 meter high new building. The property owner DekaBank Deutsche Girozentrale , the real estate fund company of Deutsche Bank DB Real Estate and Degi, the management company for open real estate funds of Dresdner Bank , had the Frankfurt architect Dieter Köhler work out initial drafts to examine the urban development effects. The project was named Marieninsel, named after the adjacent Marienstrasse.

In 2008 the location was included in the second skyscraper master plan of the city of Frankfurt with a reduced height of 210 meters , whereby the architectural office Jourdan & Müller suggested two variants: the preservation of the Taunusanlage 11 (T11) and a placement of the Marieninsel on the Marienstrasse or the demolition from Taunusanlage 11 and the construction of the Marieninsel on the corner of Taunusanlage and Mainzer Landstrasse.

Ultimately, the first variant was chosen for the Taunusanlage 11 building, which had been vacant since 2008: The high-rise building, built in 1972, was renovated between 2011 and 2013 and now has a new main tenant, the law firm Gleiss Lutz , who moved in in 2013.

Planning and construction

In July 2013 the construction company Hochtief acquired the building plots Taunusanlage 9 and 10. In spring 2015 these were sold on to an international investor and the company Pecan Development was commissioned with the project development. For the planned new buildings ( Marienturm and Marienforum ), the former bank building of the Berliner Handels-Gesellschaft , which was built by Sep Ruf in 1954 on the Taunusanlage 10 property, was demolished in 2015 , then the DekaBank buildings at Marienstraße 10 and Mainzer until March 2016 Landstrasse 5.

The design for the two buildings comes from the Berlin office of Müller-Reimann Architects. The interior areas are designed by the interior designer Patricia Urquiola from Milan. In December 2016 the two buildings received the building permit, the laying of the foundation stone for the two buildings took place on February 24, 2017 and on August 9 the topping-out ceremony for the Marienforum took place. The expected completion for the forum was planned for early 2018 and that of the tower for early 2019. The topping-out ceremony for the tower was celebrated on August 14, 2018.

Both Marienturm and Marienforum are mainly designed as office buildings, with around 45,450 square meters of rental space in the tower and around 11,950 square meters of rental space in the forum. In addition to the offices, a restaurant, a café bar, a daycare center and a fitness studio were originally planned. Around a quarter of the space in the Marienturm was to be occupied by the American investment bank Goldman Sachs .

Awards

The project development on Marieninsel has received several awards: if Design Award 2017, Iconic Award 2017 (from the German Design Council ), German Design Award 2018 (from the German Design Council) and the European Property Award 2017-2018.
