The Paunsdorf Center (PC for short) is a shopping center located in the east of Leipzig , which was opened in October 1994 and renovated in 2012. It was one of the first shopping centers to be built in Saxony after the fall of the Wall . Today it is the largest shopping center in Saxony . The pure sales area is 70,000 square meters. There are currently around 150 shops on three floors. The largest tenants include Kaufland , Media Markt , H&M , C&A and Decathlon as well as the Müller drugstore . A citizens' office of the city of Leipzig is also represented.

history

FTG acquired the building land for the Paunsdorf Center from the Free State of Saxony for an amount well below the market price. In 1992 the shopping center was planned by the Cologne architects Mronz . On June 16, 1992, Heinz Barth, Cologne-based contractor and main owner of FTG, broke ground together with the then Saxon Prime Minister Kurt Biedenkopf .

After completion, Barth rented the administrative center next to the Paunsdorf Center to the Free State of Saxony for 25 years. The Saxon State Audit Office criticized the Paunsdorf administrative center as too big and too expensive and estimated the annual damage to the Free State of Saxony to be 1.3 million D-Marks (a total of around 16 million euros) by 2020. According to a department head of the Ministry of Finance, who was entrusted with the rental agreements, in 1993 Biedenkopf pushed for a quick conclusion of the agreements several times.

Until 2005, the Paunsdorf Center was operated by the Kaufland subsidiary SOM (Schwarz Objekt Management GmbH Neckarsulm). In October 2005 the Canadian investor Ivanhoe Cambridge bought 94.8 percent of the shares in the Paunsdorf Center from the Schwarz group of companies. The leasing and center management was taken over by the Essen-based company mfi Management für Immobilien GmbH (today Unibail-Rodamco Westfield Germany ) in 2012 after the former co-investor Ivanhoe Cambridge sold his shares in Unibail-Rodamco Westfield Germany.

The group owns 90 shopping centers that it operates itself. These include 55 flagship centers in the most dynamic cities in Europe and the USA. In total, the centers attract around 1.2 billion visitors each year. Active on two continents and in 12 countries, Unibail-Rodamco-Westfield offers a unique platform for retailers and branded events as well as unique and constantly developing customer experiences. The group currently operates 27 shopping centers in Germany, nine of which are in its own portfolio. Unibail-Rodamco-Westfield is listed on the Euronext Amsterdam and Euronext Paris stock exchanges (Euronext ticker: URW). A secondary listing was set up in Australia through Chess Depositary Interests. The group is rated in the A category by Standard & Poor's and in the A2 category by Moody's.

In 2006 Michael Schneider took over the center management, then Anke Wölfer, in 2015 Rainer Borst has been center manager Lars Ziegler since January 2020.

Family friendliness

Since 2012, the Paunsdorf Center has been awarded first place in the "Shopping Center" category with a gold rank and bears the coveted "Family-friendly company" seal. The prize is awarded on the basis of a nationwide survey by the newspaper "Welt am Sonntag" in cooperation with Service Value GmbH and the Goethe University in Frankfurt.

The rating for family-friendliness is based, among other things, on the offers and services specially geared towards children and families. Some of the 7,300 parking spaces are extra-large family parking spaces. The Paunsdorf Center also has four changing rooms with fresh diapers and bottle warmers. Buggies can be borrowed from the information desk to take you through the center. The PC Express drives through the shopping mall on Fridays, Saturdays and all public holidays. In addition, the PC Kids Club was renewed in spring 2018. Professional childcare is offered on Fridays from 1 p.m. and Saturdays from 11 a.m.

modification

The renovation of the Paunsdorf Center began in autumn 2010 with the renovation of the two parking garages. The city of Leipzig issued the building permit for the redesign of the sales and recreation areas at the end of December 2010. Construction work in the center began in spring 2011. The Leipzig shopping center was restructured and put together with ongoing operations. The new center was opened on December 6, 2012.

financing

The entire construction work involved an investment of 155 million euros. Most of this was contributed by mfi AG and the then investor Ivanhoe .

Three construction phases

Overall, the renovation of the center was divided into three major phases: In the first phase (May to November 2011) massive interventions began in the property structure. The construction of a second shopping street began and the first tenants moved. The second phase lasted from December 2011 to mid-August 2012. The construction of a central market square with many fresh produce and gastronomy offers began here in the central area of the center. In addition, the construction of the second shopping street in this section was partially completed and new tenants opened their shops. In the third phase until the end of October 2012, the restructuring was then completed. The second shopping street was opened, the marketplace is in operation and around 80 new shops increase the total number of shops to around 180. Offers from almost all industries are represented. The focus is on the fashion area, which has been expanded once again, on the new gastronomy concept with many restaurants and cafés and the new relaxation areas.

architecture

The Paunsdorf Center has a one kilometer long shopping street that is completely covered with glass. After the restructuring was completed, another 600 meters of shopping street were added (2nd shopping street).
