Rental warehouse in Los Angeles

A rental warehouse , even self-storage center, rental box, self storage is available and a place for storage not constantly that in the 1960s as required furniture and other things Self Storage was offered for the first time in North America.

The English term self storage means something like "store yourself" . It is not about living spaces. According to the Association of German Self Storage Companies , self-storage is understood to mean “the self-storage of objects by private individuals or companies in locked, secure, privacy-protected and easily accessible individual rental units of various sizes with very flexible rental periods”. The establishment of self-storage centers is especially meaningful against the background that, especially in large cities, residents often do not have enough space to store non-usable inventory. For example, every fifth household in the major German-speaking cities has insufficient storage space. In addition to the lack of sufficient storage space, increasing professional flexibility can also make it necessary to use a self-storage facility, for example if the home is vacated during a longer stay abroad, but it is not possible or undesirable to take the furniture with you.

history

As early as the late 1960s, landowners in the western United States began building small sheds to offer locally to apartment residents as storage and storage space. Probably the first self storage in Europe was the Ministorage opened by Ingo Protz in 1979 in Zurich - Oerlikon , which, according to the company, was merged into Zebrabox Ministorage AG in 2008. A similar project is known for 1984 in England, in which the Englishman Carl Hanauer converted a stable in London and rented it out as storage space. Self-storage finally found its way to Germany via France, Belgium and the Netherlands and has now also reached Austria, Switzerland, Spain and Portugal. The first providers of warehouses can now also be found in Scandinavia. The customer is his own warehouse clerk here .

For some years now, a trend towards digitization has also been visible in self-storage . From online booking to the digital access system, which guarantees 24/7 access to the warehouse, simplifies processes for both the customer and the warehouse provider. The Swiss storage provider placeB was a pioneer with such a system.

The self-storage industry in the US and Europe

United States

In 2011 there were 50,048 self-storage locations in the USA with around 237 million m² of lettable storage space, which corresponds to one location per 6,876 US residents or 0.69 m² of lettable self-storage space per resident. Is the market in the years 2004 to 2007 averaging 14.8% p. a. The rates of increase in the areas to be let in the years 2008 to 2011 averaged 5.36% p.a. grew relatively strongly. a. much lower. From 2009 to 2010, the rentable space even decreased slightly, while the number of locations continued to grow. The US market does not seem completely saturated, however. Based on the average industrial occupancy rate of 79.7% in 2011, this results in an actually rented area of 0.55 m² for each US citizen or a penetration of the product “self-storage” of around 6.5% of the total population United States.

The size and attractiveness of the industry have resulted in intense competition: The "Top 10" companies only have a 12.42% market share (rentable space). Public storage with a 5.29% market share and 2,241 self-storage locations is by far the largest provider, around three times the size of "Extra Storage", the second largest market player, and already more than 18 times as large (area) as the tenth largest Providers.

Europe

Corridor in a self-storage building

Compared to the USA, the European self-storage market is still in its infancy with almost 3,247 self-storage locations in 2017 and around 8.7 million m² of lettable space. There are currently 6.6 self-storage locations per 1 million inhabitants in Europe, or 0.018 m² rentable self-storage space per European citizen. This means that the cultivation density in Europe is only around 1.5% of the US market. Shurgard, with almost 200 locations in the UK, France, Belgium, the Netherlands, Germany, Denmark and Sweden, is the clear market leader in Europe.

Even if Europe will probably never achieve the market penetration of the USA due to lower mobility, different living culture and better availability of basements in houses, a comparison of these figures shows that the industry in Europe has growth potential.

Within Europe, Great Britain is the most developed with around 1432 locations and around 4 million m² of lettable storage space. This corresponds to around 26.6 self-storage locations per 1 million inhabitants, or 0.06 m² rentable self-storage space per citizen. Safe Store with almost 100 locations was the clear market leader in the UK in 2013, followed by Big Yellow Selfstorage with 67 locations, Access Selfstorage with 55 locations, Storage King (24 locations) as well as Lock'n Store (24 locations) and Shurgard with 22 locations in UK.

The German-speaking region with around 100 million inhabitants is currently at the very beginning of market development with almost 300 locations and over 0.6 million m² of rentable self-storage space. In Germany (202 locations), Austria (32 locations) and Switzerland (59 locations) there are around 0.5 million citizens for one self-storage location or 0.006 m² rentable self-storage space for each citizen. The market leader in German-speaking Europe is MyPlace-SelfStorage, which currently has 38 branches in Germany, Austria and Switzerland. Nine further locations in Berlin, Leipzig, Mainz, Offenbach, Stuttgart and Vienna are in planning or construction. Potential is particularly suspected in metropolitan areas, as most of the residents of large cities live on a tenancy basis and have significantly more limited storage options than is the case in rural regions.

FEDESSA surveys show that around 750,000 tenants of self-storage facilities for the whole of Europe in 2014 generated an annual turnover of more than 900 million euros.

Scientific consideration of rental warehouses and self-storage

For several years now, scientists from various disciplines have also viewed self-storage as a socially relevant topic. In 2011 the Institute for European Ethnology at the Humboldt University in Berlin launched the online platform “Platzprofessor” under the direction of Wolfgang Kaschuba and MyPlace-SelfStorage . Texts and scientific papers on the subject of rental storage and self-storage are collected and published there. The first comprehensive scientific work comes from the ethnologist Petra Beck and the sociologist Carmen Keckeis. In the meantime, scientists from the fields of urban planning , architecture and economics are also intensively researching self-storage .
