The theater is located in Parque Mayer , an area that used to function as an amusement park in the Lisbon municipality of Santo António (formerly the municipality of São José ). The building was built according to plans by Bauhaus architect Adolf Meyer and opened on July 1, 1922. The name was chosen in recognition of the revue actress and Fado singer Maria Vitória, who was particularly popular at the time . It was the first of later four theaters in Parque Mayer and is now a listed building.

In the 1920s, the Teatro Maria Vitória played a key role in the development of Parque Mayer into the city's popular theater district until the 1970s. It is known to this day as an important revue and musical house .

In 2010, the city council confirmed the plans of the person responsible at the time, Pedro Santana Lopes , to demolish the building and build a new and larger event building there. The reason given was damage to the entire building fabric in Parque Mayer that could not be repaired. So far, however, no concrete plans have been announced for the Teatro Maria Vitória, and the theater continues to function (as of April 2014).
