The Allbau is the largest housing provider in food and one of the largest in North Rhine-Westphalia .

Allbau is a housing and service company in the legal form of a limited liability company with its registered office and main activity in Essen. With its own 17,546 rental apartments as well as other commercial properties, garages and parking spaces, it is the largest real estate provider based in Essen (as of December 31, 2017). The company was founded on April 17, 1919 as the “Allgemeine Bauverein Essen AG” as a non-profit construction company and is colloquially known today as “der Allbau” based on the history of its name.

Ownership structure, company structure and tasks

In 1990 the city of Essen sold its 96% of the shares in what was then Allbau AG, mostly to the municipal holding company "Essener Versorgungs- und Verkehrsgesellschaft mbH (EVV)" from public utilities ( SWE ) and transport companies ( EVAG ) and to the Sparkasse Essen . Allbau is a pure asset and ownership company. The shares in this are currently held by the city of Essen with 84.43% and the Sparkasse Essen with 15.01% as well as other public corporations and natural persons. The management and development services - both for our own and for third-party stock - are provided by the 100% subsidiary of Allbau, Allbau Managementgesellschaft mbH (AMG). All staff is bundled in this - with 171 employees (as of December 31, 2018).

history

1919: Relief of the housing shortage and artistic demands

The establishment of the Allgemeine Bauverein Essen AG (Allbau) in 1919 is primarily due to the social efforts to cope with the housing shortage after the First World War . In the first Allbau program with the title “Want and Ability” it says: “The close connection between social engagement, economic benefit, technical progress and artistic design determined the guiding principles of the young company.”

Above all, the then Lord Mayor and later Chancellor Hans Luther , the alderman and city planner Robert Schmidt and the group of architects around Josef Rings , Wilhelm Schulte and building officer Robert Schmohl advocated the Allbau idea. 2/3 of the start-up capital was subscribed by the city of Essen and 1/3 by institutions and private individuals. At the same time, the state building subsidy was set up, which the newly founded building association took advantage of.

1930–1945: Not for profit and great destruction

For reasons of public benefit, the general building association restructured itself at the end of the 1920s. The commercial facilities such as brickworks and the like were transferred to the Altstadt Baugesellschaft mbH. The board of directors or managing director is still in office for both companies today. As early as 1930 the company's housing stock was almost 2,000 apartments. Allbau covered almost 100% of the 950 social housing in Essen. The catastrophic consequences of the Second World War destroyed over 30% of the Allbau building stock.

1945–1967: reconstruction and modernization

Allbau has a significant share of over seven percent in the reconstruction of apartments in the city of Essen between 1945 and 1967. During this time, the housing stock increased from 4,150 to 13,775. To date, Allbau has completed more than 20,000 residential units since it was founded. This includes the modified Feldhaushof garden town in the 1920s with Allbauweg in Huttrop , the Isinger Feld as a compact new residential construction project in the 1960s, the Kraienbruch residential park with new methods of energy saving in the early 1990s and the Dilldorfer Höhe (construction start: 1997) as largest contiguous housing project in Essen since the 1970s. After the reconstruction was successful, the population decreased and the shortage of the first post-war years was covered, qualitative aspects are now increasingly coming to the fore through renovation and modernization programs.

1990: Commitment to charitable status

The end of the statutory regulation on non-profit status in housing on January 1, 1990 represents a turning point in the history of Allbau. Allbau countered this situation with a voluntary commitment in the statutes of August 15, 1990 in the sense of the previous housing policy mandate: “Subject and The primary purpose of the company is to ensure safe and socially responsible living (non-profit purpose). "

1989/90: From landlord to service provider

With the beginning of the era of the board of directors Dietrich Goldmann in 1989, Allbau was realigned from a pure landlord to a service provider, which is further developed by his successor Dirk Miklikowski (since 2007). For example, in addition to the main customer center at Kennedyplatz 5 in the city, there are various “AllbauPunkte” in districts that are also contact points for (potential) customers. The range of services for customers has also been expanded. Staircase cleaning, winter service, repair, relocation and IT services, home emergency calls, energy saving advice, interior design and key depots are all part of the service portfolio. The caretaker organization, which was created in October 2013, is also an important service component. 30 caretakers from ImmobilienService Essen GmbH (ISE), which was founded in July 2013, a joint venture between the Allbau Group and Reinigungsgesellschaft Essen GmbH (RGE), offer Allbau tenants even more service and take care of the property.

In addition, Allbau integrates the urban development goals of the city of Essen into its entrepreneurial activities and is involved in urban redevelopment projects (e.g. in Essen-Altendorf , northern city center), but also in area developments (Green Center Essen, Cranachhöfe in Holsterhausen ) and on New construction and renovation of day-care centers.

These are all cornerstones of the corporate strategy 2020, with which Allbau wants to achieve “the optimal balance between expansion of economic performance, sustainable, holistic urban and district development and commitment to social equilibrium in the residential areas”.

1997: Change of ownership

This orientation was in question when representatives from local government in 1997 advocated the sale of the company. The approximately 96% of the shares in the hands of the city were finally sold and transferred 82% to the municipal holding company from Stadtwerke (SWE) and Verkehrsbetriebe (EVAG) and 14% to Sparkasse Essen. The purchase price of DM 752 million to the city of Essen now forced the company to take a profit-oriented commercial path. As with many municipal companies, the company's goals are twofold: public purpose and profitability must both be achieved.

The Allbau Foundation

To mark its 75th anniversary, Allbau established the Allbau Foundation in 1994 as a dependent foundation in the administration of the city of Essen and provided it with two million D-Marks. For the 1150th anniversary of the city of Essen in 2002, Allbau endowed “its” foundation with a further 300,000 euros. Today the foundation's capital is around 2.2 million euros.

From 1994 to the present day, more than 700 Essen projects in the fields of art and culture have been funded with more than 1.7 million euros. They cover the entire spectrum of district culture, starting with theater - especially dance theater - through literature, music and the visual arts.
