The company Dr. Klein  is a financial distributor for private customers and housing companies as well as municipalities and commercial real estate investors. The head office is in Lübeck . The company is a 100 percent subsidiary of Hypoport AG .

In September 2016, the division of Dr. Klein & Co. AG in two companies with the establishment of Dr. Klein Firmenkunden AG. In March 2017, Dr. Klein Privatkunden AG.

The Dr. Klein Privatkunden AG offers private customers financial service products over the Internet and in around 200 franchise branches nationwide . Around 550 employees advise customers on mortgage lending, insurance, installment loans and investments.

The Dr. Klein Firmenkunden AG offers finance management, commercial insurance, consulting and real estate investments. The company is targeting customers from the housing industry, commercial real estate investors, property developers and project developers.

history

The Dr. Klein & Co. AG was founded in 1954 by the certified public accountant Kurt Klein and the businessman Heinrich Scheck as a financial advisor for municipal and cooperative housing companies. The main focus of the activity was the brokerage of mortgage loans for the financing of social housing in the north and west of Germany. In 1997, the company for the housing industry developed the forward loan, which is now widely used to secure interest .

In 1996, the company was the first credit broker to start an online offer, which at the end of 1998, with the increasing spread of the Internet, led to the expansion of the offer to include private real estate financing . At the end of 1999 the internet finance portalvergleich.de was founded.

In 1999, Dr. Small converted into a stock corporation: the Dr. Klein & Co. AG and at the end of 2001 Dr. Klein with the Berlin Hypoport AG. At the beginning of 2002, the company began under the Freie Hypo brand as the first financial service provider to set up a franchise offering for the sale of real estate financing. At the beginning of 2008 the company operated 100 branches in Germany. In 2010, Dr. Klein is responsible for real estate and construction financing, insurance and investment under the common umbrella brand Dr. Small .

In 2017 the company split into Dr. Klein Privatkunden AG and DR. KLEIN FIRMENKUNDEN AG.

Via the wholly owned subsidiary Dr. Klein & Co. Capital AG , the company has had a license from BaFin as a financial services institution since 2006 and is the first non-bank in Germany to provide housing companies with access to the capital market by trading bearer bonds as an alternative to traditional bank loans.

The Dr. Klein Privatkunden AG publishes the Dr. Small trend indicator for mortgage lending ( DTB ), the Dr. Small trend indicator real estate prices ( DTI ) and the interest rate comment .

Dr. Small trend indicator for mortgage lending (DTB)

Dr. Klein has published the Dr. Small trend indicator for mortgage lending. The DTB shows the monthly development of the most important mortgage lending parameters. In addition to the loan amount, the repayment rate and the loan-to-value ratio, this also includes the distribution of loan types. The standard rate also shows how much an average loan of 150 thousand euros costs per month. It enables private customers to compare the actual costs of financing a property.

The DTB results are calculated monthly from data from the EUROPACE platform. The DTB is based on up to 30,000 financings with a monthly financing volume of over four billion euros.

Both national media and regional media and especially specialist media use the DTB for their reporting.

Dr. Small trend indicator real estate prices (DTI)

Dr. With the DTI, Klein developed a quarterly, regional property price index based on the purchase prices actually paid. The trend indicator analyzes the current development of the respective region in focus on a monthly basis. The three regions are divided into the DTI North-East (Hamburg, Hanover, Berlin and Dresden), the DTI West (Düsseldorf, Cologne and Dortmund) and the DTI South (Frankfurt, Stuttgart and Munich). The DTI is created on the basis of a hedonic regression analysis. The aim of this method is to highlight the pure price effect for each observed period.

To determine the Dr. Small trend indicator Real estate prices are calculated on the EUROPACE platform on a monthly basis. Around fifteen percent of all real estate financing in Germany is financed through this marketplace. The DTI is based on up to 30,000 financings per month with a total financing volume of up to four billion euros.

National and specialist media, but especially regional media, use the DTI for their reporting.

Interest rate comment

The interest rate commentary evaluates, comments and forecasts the development of mortgage interest rates in Germany.

Social Commitment

Since 2009 it has supported DESWOS , an aid organization for the elimination of the housing shortage in developing countries.
