The HYPOPORT SE , headquartered in Lübeck is the parent company of a network of technology companies for the credit, real estate and insurance industry. The group of companies consists of four segments: credit platform, private customers, real estate platform and insurance platform. As the parent company, Hypoport takes on the tasks of a strategy and management holding company with corresponding central functions. The company's shares are listed in the Prime Standard of the German stock exchange and have been represented in the SDAX since 2015 .
history
Hypoport AG was founded in Berlin in 1999. At the end of 2001 it merged with Dr. Klein & Co. AG . Since 2005 the company has published the EUROPACE real estate index EPX on a regular basis; until 2012 under the name HPX. Hypoport AG went public on October 29, 2007. In 2008, the subsidiary Starpool Finanz GmbH was founded together with Deutsche Postbank AG . The joint venture Genopace GmbH was created together with institutes of the cooperative financial network. In October 2009, Hypoport AG and the East German Savings Bank Association founded Finmas GmbH, the financial marketplace for savings banks. These companies are assigned to the credit platform segment. In December 2015, Hypoport shares were included in the SDAX. Between 2016 and 2018, several software providers specializing in InsurTech were acquired and merged to form Smart InsurTech AG , which forms the center of the insurance platform segment , which has existed since 2017. In spring 2018, Hypoport AG took over FIO SYSTEMS AG and Value AG . Building on this, the new real estate platform segment was created, which bundles all real estate-related activities of the Hypoport Group outside of private financing with the aim of digitizing financing, administration, marketing and valuation of real estate.
In 2017, Hypoport AG wanted to acquire the land and buildings of the previously rented headquarters in order to commit to the Berlin location in the long term, but the City of Berlin unexpectedly exercised its right of first refusal . In the event that Hypoport AG does not succeed in either becoming the owner by mid-2019 or extending the lease beyond the current end of the term (end of 2019), the Annual General Meeting on May 4, 2018 resolved to relocate the company's headquarters to Lübeck . In October 2018 it was announced that Hypoport was moving into new office space in Berlin in the so-called Europacity near the main train station. The move is scheduled to take place in May 2020.
In 2020, Hypoport AG will be converted into Hypoport SE in order to integrate the Group's European locations.
Products
Europace financial marketplace
The group offers Europace through its subsidiaries with the electronic B2B marketplace
- Finanzvertrieb und Banken a cross-company software platform for the processing of real estate financing , installment loans and building society contracts and
- Institutional capital market participants support in their role as issuers in securitizing their loan portfolios.
In 2016, Europace achieved a transaction volume of 44.7 billion euros.
Finmas financial marketplace
Finmas was founded in 2009. The financial marketplace for savings banks , a joint initiative of the East German Savings Bank Association (OSV) and Hypoport AG. The internet-based B2B finance platform enables members of the Sparkassen-Finanzgruppe to increase the efficiency of their sales processes and to tap new market potential. Both partners have an equal share of 50 percent in Finmas GmbH.
In February 2014, the monthly cumulative transaction volume rose above 100 million euros for the first time. In 2016, the Sparkassen-Finanzgruppe achieved a transaction volume of 3.6 billion euros via the Europace marketplace .
Genopace financial marketplace
Genopace is an initiative of Volksbank Düsseldorf Neuss eG and Volksbank Münster eG as well as their existing product partners from the real estate finance and insurance sectors together with Hypoport AG. Other shareholders are the Münchener Hypothekenbank , the R + V Versicherung , the WL Bank and the Bausparkasse Schwäbisch Hall .
The electronic B2B marketplace Genopace offers Volksbanken and Raiffeisenbanken a cross-company software platform for the processing of real estate financing. In addition, Volksbanken and Raiffeisenbanken have the option of selling their own product range and third-party products via a central marketplace.
By April 2014, a cumulative transaction volume of 3 billion euros had been processed via Genopace. In 2016, the Geno-Verbund achieved a transaction volume of 2.7 billion euros via the Europace marketplace.
Financial services for private customers
Via the 100% subsidiary Dr. Klein & Co. AG Lübeck , the company offers private customers financial services over the Internet and in around 200 franchise branches across Germany. With that, Dr. Klein is the largest franchise system in the financial services sector in Germany. Around 800 construction finance and pension specialists advise on current accounts , overnight money , insurance and financial investments as well as real estate finance and installment loans.
Since 1954, Dr. Klein Financial service partner to the housing industry, municipalities and commercial real estate investors.
The Dr. Klein & Co. AG publishes the Dr. Small trend indicator for mortgage lending (DTB), the Dr. Small trend indicator real estate prices (DTI) and the interest rate comment.
Real estate index EPX
In February 2012 the HPX was renamed the Europace House Price Index EPX. At that time still known as HPX, the EPX is now a monthly property index calculated by Hypoport subsidiary Europace . Since 2005, the index has been based on real estate financings processed via Europace. The EPX has been a hedonic index since July 2008 . The aim of hedonic regression analysis is to highlight the pure price effect for each period under consideration. For this purpose, the variables describing the properties from the Federal Institute for Building, Urban and Spatial Research (BBSR) and from Europace are used.
Europace publishes three Germany-wide indices for the property types apartments ("EPX apartments"), new houses ("EPX newhomes") and existing houses ("EPX existinghome"). In addition, hedonic indices are available at regional level. For this purpose, 15 economically homogeneous metropolitan areas in Germany were identified in cooperation with the BBSR. Regional indices are available for Apartments (in 7 regions) and Homes (in 15 regions). The regional indices are published monthly in the Immobilien Zeitung .
The base value of the index was set for August 2005 at 100.00. The overall index, which includes all properties, reached its high of 157.72 in April 2019. The previous low of the index was determined in May 2009 at 95.50. (As of April 2013)
EPX-hedonic apartment
The Hypoport subsidiary Europace uses the "EPX-hedonic apartment" to determine the value of condominiums. Only condominiums are used that are used by the purchaser and do not require additional modernization. The following explanatory variables are included in the regression model for price adjustment: living space in square meters, year of construction, number of residential units in the property, region and location variables of the BBSR. The index reached its lowest level so far in June 2009 at 95.24. The highest value was measured in April 2019 at 161.30. (As of April 2019)
EPX-hedonic new home
Hypoport calculates the "EPX-hedonic newhome" for the costs of newly built single-family homes. Only construction projects for owner-occupiers are evaluated here. The following explanatory variables are included in the regression model for price adjustment: living space in square meters, property size, year of construction (five classes), region and location variables of the BBSR. The index reached its lowest level so far in September 2006 at 98.96. The highest value was determined in April 2019 (as of April 2019) at 167.98.
EPX-hedonic existing home
The Hypoport subsidiary Europace issues the "EPX-hedonic existinghome" for the value of existing, private single-family homes. Only properties that are used by the buyer and do not require additional modernization are used here. The following explanatory variables are included in the regression model for price adjustment: living space in square meters, property size, year of construction (five classes), region and location variables of the BBSR. The index reached its lowest level so far in February 2010 at 86.65. The highest value was measured in April 2019 at 143.88 (as of April 2019).

Hypoport SE shares have been traded on the Frankfurt Stock Exchange since October 29, 2007 and are listed on the SDAX . The ISIN is DE0005493365 (WKN 549336, code: HYQ). The largest single shareholder is Ronald Slabke (Revenia GmbH), CEO of Hypoport SE. There are around 6.5 million shares in total . The free float as defined by Deutsche Börse AG was around 61.6 percent of the shares issued at the end of 2018.
